In February of 2009 there were 3 homes that closed within the month for Ashland MA. This is the same amount of units as there were 3 homes that closed in February of 2008.

The Average list price for the homes that closed in Ashland for February of 2008 was $414,167

The Average list price for the homes that closed in Ashland for February of 2009 was $276,567

The Average sale price for the homes that closed in Ashland for February of 2008 was $407,200

The Average sale price for the homes that closed in Ashland for February of 2009 was $277,667

The Average Market time for the homes that closed in Ashland in February of 2008 was 54 days.

The Average Market time for the homes that closed in Ashland February of 2009 was 64 days.

 

12 homes went under agreement in Ashland Massachusetts in the month of February. The average list price of the homes that went under agreement was $325,882. The average time on the market for these Ashland homes were 116 days.

In Ashland MA for the period of January to December of 2007 there were 131 properties sold.

In Ashland MA for the period of January to December 2008 there were 118 properties sold.

In Ashland MA for the period of January to December in 2007 the average list price was $488,633 the average sale price was $435,250 and the average market time was 119 days.

In Ashland MA for the period of January to December in 2008 the average list price was $430,229 the average sale price was $415,211 and the average time on the market was 112 days.

In comparing year over year longer term data for Ashland MA, it appears that there is still a downward trend in the average sale price for homes. The average days on the market for the homes that have closed year to date have gone down in Ashland which is not typical of most Metrowest towns. Ashland sales volume is not down that much either.

These statistics are contrary to many of the towns in Metrowest MA. Ashland has not taken as drastic a hit as some of the surrounding towns.

It looks like Ashland has some major price declines over last year.  I hope that you have gotten to the bottom and will start to make the turn upward soon.

Christine -  That was very astute of you to pick up on the sale price being higher than the list price. There was one home that sold in Ashland for substantially more than the asking price. This ended up bringing the sale price average over the average list price.

Everyone else thanks for all you comments and compliments on my Ashland Real Estate report. It is great to be able to report on the data each month as it really keeps you in tune to what is going on.
