How many times do you find a client with a specific need?  I would like to hear how you research to find that specific product. Not just the mls, but, what do you do, to go over and beyond for your client?

Some of these products are rare, yet, certain clients have difficulty finding that dream home.

Pool or not, large plot of land, no trees, nicely landscaped, type of heat, air conditioning, and more!  It certainly does make our job easier if we get these requests on our first counseling session.  I find that some clients realize their needs as we shop for the property.  Now, I have them fill out a type of program file.  It enables me to find the product sooner and to offer the client more choices, if they are available.

It always is good to know what you are looking for:)  The market is changing, the buyers are looking harder at the products available to them now.  Trying to keep their stress level down makes for a better, stronger relationship.  Certainly, they will want to refer their friends and family to you!  Working by Referral, so that, You Can Live the Good Life!

I have a buyer currently that keeps changing her mind to what town she wants to search in plus floats between single family or multi family- by the time I get done with her deal I'll need to spend my commission or therapy.

Sounds like she needs a buyer consulting meeting to work out her housing needs.  Offer to narrow down her list.  Has she been pre-approved for both types of properties? If not, get her back to your mortgage officer. Sometimes that will work.  If not, you will need to decide if she is worth your time and energy.
