Bigger Isn't Always Better

By
Real Estate Technology with Virginia Beach

My husband and I both used to work at 2 of the largest banks(which I shall remain nameless - but you know who you are) and just because we had the big name behind us didn't mean it was such a great fit.  For some reason the banking customers thought they were getting or could get a better deal because their money was with them.  Well, that is not always the case.

We could no more do anything special for you if you had a million bucks with the bank than if I worked for another mortgage company.

And since we switched companies we have been getting good faith estimates from our old banks.  One thing I want to challenge anyone that is trying to get a mortgage with a "bank" is to make sure you ask what their turn times are.  How fast is the loan underwritten, processed and closed.  At my husbands last job - it was 70 days.

The banks focus right now is on deposits - not lending money.

Anyone can quote a rate but if you can't honor the rate quote because a lock expires then what good is it.

Working with a smaller company can be a good thing - you can actually get the personalized service that you deserve.

Naoma - I do not work for a bank, but I do have to say that I have run into problems with turn times.  Its much better now, but many lenders were behind due to the amount of refi's we submitted.  Not everyone is fast, so its still a good idea to keep an eye on it.  And certainly, it shouldnt take 70 days.  But its not easy to get a loan turned in 3 weeks.

Naoma- 70 days would not work for my clients. Service and time is everything.

70 days!  That's completely ridiculous.  I'm surprised that company was able to stay in business.

John - Yep - I am hearing that more and more.

Ellie - It was a nightmare and that is why we had to leave.  We just couldn't afford to lose our relationships

Justin - Hint: it was one of the 2 big banks in the news. That is why we had to move on

70 days is totally unacceptable.  Even the large lenders with whom I've worked haven't approached a time space like that.  30 - 45 days should be sufficient in almost all cases.

Naoma, I worked for one of those large banks, too, that is now a third world country, I believe, as we speak.  It's huge.  Thanks for keeping up with the turn times.  Also, seems like the bank-owned properties take an inordinately long time to deal with.

Justin - nope - getting smarter faster now!

Tom - I agree! That is why we no longer work for the big bank.  "bigger isn't always better"

Charlie - It is tough and there are definitely alot of things to consider now adays with lenders when purchasing a home.

70 days is not a long time in dog years. I think You and Charlie are fitting in nicely at your new home.

Naoma, bigger isn't better with either banks or with real estate companies!  You just have to find the right one, then size does not matter.

Karen - I like the feel of smaller - you are not just a number and don't have a bunch of corporate hooplas to go through.

Patricia - Is there a perfect company out there? There will always be good and bad to each I think.
