In February of 2009 there were 11 homes that closed within the month for Milford Massachusetts. This is a increase of 2 units, as there were 9 homes that closed in February of 2008.

The Average list price for the homes that closed in Milford for February of 2008 was $332,014

The Average list price for the homes that closed in Milford for February of 2009 was $324,075

The Average sale price for the homes that closed in Milford for February of 2008 was $321,778

The Average sale price for the homes that closed in Milford for February of 2009 was $303,829

The Average Market time for the homes that closed in Milford in February of 2008 was 90 days.

The Average Market time for the homes that closed in Milford February of 2009 was 147 days.

13 homes went under agreement in Milford MA in the month of February. The average list price of the homes that went under agreement was $270,992 The average time on the market for these Milford homes were 113 days.

January - December 2008 Market Statistics for Milford Massachusetts

In Milford MA for the period of January to December of 2007 there were 130 properties sold.

In Milford MA for the period of January to December 2008 there were 195 properties sold.

In Milford MA for the period of January to December in 2007 the average list price was $344,279 the average sale price was $333,875 and the average market time was 142 days.

In comparing year over year longer term data for Milford Massachusetts, it appears that there is still a downward trend in the average sale price for homes, as well as an increase in the days on the market for the same period in Milford MA. There was however, a substantial increase in the number of properties sold in the January to December time frame in Milford MA year over year! Milford is one of the few towns in the area that has had substantially more homes sold in 2008. This is due in part to prices dropping rapidly along with a good stock of affordable homes.

Antother informative report, no doubt you're the go-to guy for real estate in Metrowest Mass!

Personally, I like to see graphs over a long enough time frame where I can visually see trends over time. I like to see what the range of values is. 10-12 sales/month is a pretty small sample size. How much do those numbers vary from month to month or year to year?

Are two extra sales in February a significant increase or just statistical noise?

Sorry, but I just watched American Idol so I guess Simon Cowell is rubbing off on me.

Tim - You are 100% correct on that. This is why I have provided a year over year comparison to what happened in 2007 and 2008 so the consumer can see how the Milford Real Estate market has changed. Looking at monthly statastics are ok but they do not give you the big picture.

Bill, mixed reviews. Longer on the market, but sold for less this year! Market reports are so interesting. ;-)

Teri - That is the case for the month but the positive out of the Milford Real Estate market is there were far many many sales year over year. Milford is one of the only towns in my area where this was the case.

This is what all agents should do for their market, I bet it would help their SEO in that area if done consistently. Nicely done! Good Job Bill!

Bill two more houses sold in February of 2009 vs. February of 2008 may not seem like a lot, but it is an increase and a movement in the right direction. Hope it keeps on going that way for March.

George - Milford faired better in terms of the number of transactions than any other town in the area last year. They were the only town that was up in 2008 over 2007.

Bill as usual very informative, once again you can see the co-relation between price and sales. Milford properties had price reductions and the sales picked up.

Jennifer - There is definitely a correlation between the prices dropping and the amount of sales especially in Milford where much of the housing stock works well for 1st time buyers.
