Here are some February Market stats. I was just wondering what happened in February because I was so busy. I really love the pendings for the areas. We should be posting an increase in sales for March with this many February pendings. We still have a ton of housing inventory. At the current pace if not one more house came on the market it would take Kitsap County 14.72 months to have every home sold. Of course that is just a "snapshot" for "trend" purpose. Yes, we are still in a buyer's market, but the days on market or market time has really improved over a year ago. In a week or so I will compile my regular report but just wanted to look at some information now. Here it is
Bremerton had 54 homes sold - closed. Bremerton had 88 homes go pending. The average market time was 174 days.
Silverdale had 6 homes sold - closed. Silverdale had 14 homes go pending. The average market time was 186 days.
Port Orchard had 32 homes sold - closed. Port Orchard had 67 home go pending. The average market time was 138 days.
Poulsbo had 11 homes sold - closed. Poulsbo had 22 homes go pending. The average market time was 142 days.
For all of Kitsap County there were 126 homes sold - closed. Kitsap County had 230 homes go pending. The average market time was 173 days.
What do these numbers mean? Is it a good time to buy? Is it a good time to sell. It all depends on your individual situation. I would rather buy in a buyers market and I would rather sell in a buyers market if I have to buy another home with the proceeds. I am a fan of the NORMAL market - everyone can feel more comfortable and real estate transactions are not as stressful.
