So how do you get along with your agent? Are you all on the same page and working together? As an agent/broker we work for you. Our job is to either find you the home you want and then get the best price with as many concessions as we can get for you. If you are selling then somewhat the opposite we are here to get you home sold and get you the highest price possible.
As far as finding you a home; are you communicating with your agent as to what you really want? I mean besides the basic four bedrooms and 2 1/2 baths. Do you want a master bedroom on the main level? Do you want a fenced yard for your kids and or pets? Maybe you want hardwood floors downstairs and carpet upstairs. Do you need to be in a specific school district? These are all questions that can help narrow down the homes that would otherwise waste your time and your agents. So think about your dream home and then put it down on paper. Then take that list and divide all the items into two groups; The Needs, and The Wants. The Needs you have to have to make it livable. The Wants you can do without or maybe add or renovate later if the basics are there. Say there may not be hardwoods throughout on the main floor but the master bedroom is on the main. Then you could always have hardwoods installed later if you really liked the home and neighborhood if the price is right. These are the kind of things that help us narrow down our search and even though we do not mind taking you to see homes it would help if we only were looking at 5 instead of 50. In other words help us help you.
Now for the home sellers are you keeping your home clean and clutter free? Do you ever turn down listing appointments? Are you priced right for your area? We do not mind doing all the work getting all the advertising ready, paying for a professional photographer to come shoot your home, setting up all the internet flyers, and enhancing your listing online. Many of the things we do are investments in the sale of your home. So before we even have a hope of making a cent we are investing hours of our time and money into your home. For the most part all we are asking is that you keep it clean and ready to show. We do understand if an inconsiderate agent does not read the showing instructions and even though it says you need a two hour notice decides to call from your driveway to see about a showing. But, as you know there are some of those types in every business. We will do our best to protect you from that. We will communicate with you as soon as we know either feedback from a showing or if we have an offer. We will negotiate for you till we are blue in the face to get the highest price possible. In the end it is all up to you. We work for you so what you say goes. Now from time to time do not get mad either when someone says they did not like you choice of colors or wallpaper that you spent hours picking out. We are just the messengers. Also if someone gives us a ridiculously low offer (it does happen) don't yell at us, we are bound by law to present ALL offers not matter how low they are. We will also communicate with you periodically to let you know what is going on and where we stand. Do not be offended if we also send you a comparative market analysis monthly we just want you to know what your individual market is doing. We are not asking you to lower the price but merely to educate you about the trends and where you stand. We have the same goals and this is our career. We work very hard at it and take pride in our work. So whatever you can do to help us is only helping your own situation.
