Encinitas real estate market report

As a buyer or seller in the Encinitas real estate market, it is important for you to have data about the market conditions in order to make a more informed decision about what to do with regard to buying, or selling, your Encinitas home. 

Here is a summary of the Encinitas real estate market for February 2009 based on statistics from the MLS (private sales are not included nor are manufactured and mobile homes). These data are deemed reliable but are not guaranteed. 

In February 2009 there were 23 Encinitas homes sold (a 21% decrease in sales from January). Here's the breakdown of overall activity.

Only 2 attached homes sold in February so one cannot draw any conclusions about trends from that limited data. 21detached homes sold in February, about the same number as in 2008; the big difference is that only 3 were over $1 million, vs. 11 over $1 million in February 2008. 

At the end of February 2009 there were 259 Encinitas homes for sale, a 14% increase over January (199 detached, excluding mobile/manufactured homes, and 60 attached homes). This represents an inventory of 7.3 months for attached homes, an increase from 5.4 months in January) and 9.1 months for detached homes at the current rate of sales, an increase from 8.1 months in January (based on a 6-month period). 

The price range of detached Encinitas homes on the market as of the end of February was $375,000 to $8.5 million; prices for attached homes ranged from $210,000 to $3.9 million. 

71 Encinitas homes came on the market in February (58 detached and 13 attached), compared to 44 the previous month, with 35 going pending during the same time period (27 detached, 8 attached), about the same number as in December. 

These data are based on information provided by the MLS for homes that went under contract in the last couple of months. More details about the Encinitas real estate market can be provided with regard to current activity as well as within specific areas such as Encinitas Ranch, Leucadia and Olivenhain. 

Watching the trends over time, as opposed to focusing on the data for one particular month, are more revealing and informative, and will provide a better index of what is happening in the Encinitas real estate market. If I can provide more information, please let me know.
