AVOID THE TOP 5 MISTAKES SELLERS MAKE.

This is a tough market, Summit County Colorado is primarily a second home market and buyer's don't necessarily have to own a home here. I have seen the boom times, it seemed liked in 2002 through 2006 properties were moving as fast as the agents could get them listed. Times have changed and in the current buyer's market sellers need to listen up!

5. Not hireing a professional real estate agent:

Ninety-five percent of folks who are buying here are working with an agent, more than likely a buyer's agent. If you do a fsbo (for sale by owner) you are eliminating ninety -five percent of the market. This includes the fsbo real estate companies out there. You know who they are.

4. Not maximizing your Internet marketing:

Buyer's start their search on line. Your agent needs to have a Internet marketing campaign in place, know how to use it and utilize all the different Internet exchanges available to them. I also would stress the use of high quality and multiple photos. A picture is worth a thousand words. Buyer's may skip right over a listing without any photos.

3. Not making your home accessible and easy to show:

If a buyer or thier agent has difficulty makeing an appointment to see your property, they will move on to the next. There is plenty of inventory.

Maybe even stage the home if necessary. First impressions never get a second chance. Clean, de clutter and avoid any bad pet or kitchen oders.

The market will determine what a ready, willing and able buyer will pay for your property. If you are over-priced you may drive the buyer's away, and for good. The chances they will come back after learning of a reduction is minimal, they may have already formed an opinion that your price is too high. Price it right the first time and you will be on your way to a successful real estate transaction.
