Condos in North San Diego County for under $100,000 - Great News for Buyers

In follow-up to my recent post on housing affordability in Carlsbad and nearby communities, and since I often get asked, I though I'd pass along some information on some terrific buys for buyers. 

With escalating prices in recent years it has been near impossible in our area to find anything under $100K or even higher (except for manufactured and mobile housing which is typically in seniors communities). 

That has now changed, and folks who ask "can I buy something for under $100,000?" will get a resounding YES rather than "are you kidding?"

Hot deals in North County San Diego real estate

Granted, these are not view homes near the coast, and many communities (Carlsbad, Encinitas, Cardiff, etc.) simply have nothing near to this price, but knowing that there are options for buyers in this price range is encouraging. These could be good rental properties in some cases too, or great buys for a family who has a kid in college. 

Looking in the North County San Diego area I found 102 condos for under $100,000 (with 20 of these under $75,000). Not surprisingly 58 of these are short sales and a good number of them are bank owned properties.

Some of these are in fine shape and ready to move into, while others need some work (I've seen about a dozen). 

Given that the average sold price of an attached home in San Diego County is about $244,000 YTD per the MLS ( and likely higher in the North County communities), finding a home for under $100,000 represents  pretty good deal.

Just read myself the other day that we now have a 59% affordability factor in CA. I've never seen it higher, ever in 38 years!

Lynda - why thank you. But it makes sense to me to spread the word that housing CAN be reasonably affordable, even in our high-priced area.

Debe - agreed. I was actually surprised at how many homes there were. And a bunch just went into escrow in teh last few days.

Wow! Those are incredible prices for that kind of square footage. Around here, the only "condos" under $100,000 are really "Condotels". You know... the old hotel rooms that were converted to condos... Condotels.

Hi Jeff, I have ben running into those numbers and am really amazed. Affordability seems to have returned to SD and I hope many more Buyers will take advantage of this great opportunity.

Hi Jeff! - You sure are smokin' with great deals right now under $100,000.  Before I commented I had to check my stats for condos in New Haven County and found out there are 176 on the market.  Thanks to your post, I may just do one for my local area as well! :)

"Affordability" is hot news for sure.  I see more and more home categories and areas in qualifying range of "average" home buyers in my area.

Jeff - Great news for first time buyers who didn't think they could ever own their own place!  Also good news for those who are looking for a second home in San Diego.  There are a lot of snowbirds who would sure love to winter in San Diego - home of the most ambient climate in the country!

Jeff after reading about some of the prices out there, I did not think that you could even purchase a doll house for under 100K, much less 102 Condo Units on the market for under that price.
