Not in terms of whether I'm nice or not, or a back-stabbing jerk, but in that I wear 2 hats - one as a residential agent and one as a commercial/investment agent.  As such, I get a lot of information throughout the course of a day on each of these areas of real estate.  (If you really want to get info overload, get on a few of the commercial emailing lists.  Whew!)

Anyhow, because I am an ecologically minded agent, I pay close attention to articles that discuss energy efficiency, LEED, Energy Star, and Built Green standards as well as how the market is accepting them.  To wit, an article came through my CoStar membership with info on how energy efficiency upgrades are being met within the commercial sector.  Oddly enough, this article seems to go against what I've heard at CCIM (Certified Commercial Investment Member) meetings in WA State that these new standards are being lauded and have high approval and implementation because typically these buildings can be sold for more money.

Which view do you think is more accurate?

I hear those commerical email lists are unbelievable   I read that the enery-efficency standards are relaxed now.  They will get more tough in just two years.  I would think that anything done now would bring more money now and certainly in the future.  Just my opinion from what I'm reading.  For what it's worth.

Way to lean towards more type of Green products and services... this will benefit you greatly over the next few years while other agents are not doing anything green yet. Give you that slight edge in the market :-)

Reba--I ran into a past client this evening and he informed me that he'd seen studies that weren't supporting everything we'd heard about new "efficient" commercial buildings... Maybe he was reading the same thing you were....
