My old boss used to say "There was no better marketing for an agent than a FOR SALE sign." 

He was correct.  But I always felt they were even more powerful with a SOLD sign on top...

Many agents don't use them.  Perhaps they are hoping buyers continue to call, even after contract...

I don't think it works that way.

I think when you put the SOLD sign up, it sends would be buyers into a frenzy.  They call even more.  Perhaps a reverse psychology thing?

And the neighbors?  They LOVE seeing the SOLD sign in the neighborhood.

They will remember you.  Especially in this market...

So when you sell the home, get the SOLD sign up. 

It's like the cherry on a top of the sundae! :)

Ken, I agree that it's great marketing but I'm superstitious and I'm afraid the deal could go bust if I assume it's done. I know that's crazy.

I couldn't agree more.  It's NOT 100% online.  It's got to be a good mix of online AND offline to get 100%.

Of course a yard sign is the best advertisement there is.  Where else could you post such a great advertisement?

Buyer Brokerages don't enjoy this benefit.

I am always amazed at the agents who think it is better to get the calls from buyers.  I would rather have sellers find out how quickly I can sell a property.

SOLD signs are the best. We put pending on until the deal is done and then ask the new owner if we can put a sold on for a week or so. That's why listings are golden!

Ken you have another deal - good for you! I like your signs. They are much different from the signs we have in our part of the country, but obviously very effective!

Okay Ken, I am going to go spend some money on signs.  This is a great lesson, one I hadn't even thought of and really don't see many around town.  Just think how mine are going to stand out!  Might start a new trend!  Thanks for the idea!
