So after much discussion with my broker, I have finally decided to get into Property Management.  The plan is to have our Las Vegas Property Management Division up and running by the end of the month.  I have recruited a property manager who has 17 years in the business to help me get the newest division of North American Realty of Nevada off the ground.

One area I was hoping the propety managers on AR could help would be in recommending property management software.  If you are a property manager, I would be interested in hearing what property management software you use and why you would recommend it.

We use PROMAS (promas.com) and it has served us well.  There are many options available and you need to research well before making a choice cause changing software can be a difficult process. We also use the maintenance module with PROMAS and it keeps us from having to send out copies of vendor invoices.  We are able to pay our owners electronically and to upload their monthly statements to our website - all from PROMAS.  We just purchased their Inspector program and are finding that it is helping us to do a better and more thorough job on our move in and move out inspections.  

My best advise to a new manager is to get educated!  Join the National Association of Residential Property Managers (narpm.org) and then get involved.  There is a chapter there in Las Vegas.  Contact the president Tonya Scarlette 702-732-1668  pmmanager@cox.net or my friend Dennis Flesher, RMP 702-597-5210 lvchoice@aol.com   I am sure either of them will get you connected locally and would also be happy to answer any questions you have.  Just like here on ActiveRain, NARPM members are a very sharing group of people.  There is no reason to have to reinvent every wheel or to have to personally find every pothole in the road to your success as a property manager.

I use Tenant File. It does what I want for a much smaller price than many.

Hi Tony, we happen to be researching new property management software. For over 13 years we've been using TenantPro, and are currently seeking web-based software because of the need to synchronize with the new office we just opened.  Presently we are trying out the free trials offered.

Tony,  if you haven't already made a decision there are a lot of excellent video reviews of many of these applications at this blog.  I manage less than 50 properties, so most of those reviews helped me very much to make my original decision.

I think from what I hear, historically most big firms that have unlimited budgets usually go with Yardi; however, I of course would recommend Rentec Direct Property management software.

I am curious to find out if you have selected your software as of yet.  I have been in property management for 3 1/2 years and have tried a lot of different software options and was greatly disappointed by most of them.  I didn't really care for Promas, but it was one of the better ones I tried.  I really always liked Rent Manager which is what I currently have, but I recently found Buildium on Facebook and I am trying their free trial.  I like Rent Manager, but I have a complaint from an owner that the statements are very difficult to read and while I can read them I do realize the statements are not very clear.

I have been using Buildium for the last 3 months and so far no complaints.  But I don't have anything to compare it to, since I haven't used any other software.
