I received a call today from a gentleman looking for a "get away" home in the Brevard County Florida area.
He actually was calling about one particular home (viewed on line) but after a short discussion I realized that it would better to send him listings that met his search criteria.
So I started my initial search...3 bedroom 2 bath 2 car garage built after 1990, priced under $169,000. The result 191 properties. Too many.
Next, changed the year built to 1990 and newer. The result 75. Lowered the price to $150,000. Now a more reasonable 32 properties!
The area of my search included only the Viera, Suntree, Rockledge area(central Brevard County), with nothing on the "beach side" or the "Island" (Merritt Island).
With so many properties on the market, buyers must now more narrowly define their desires than in the past. It really is nice to be a buyer in a buyer's market!
