How to Get a Handle on Twitter to Capture Leads

Here's another thing I cover in the Real Estate Rocket Fuel 6 hour course:  How to turn Twitter into a TOOL that you can use rather than just a "noisy toy".

First - there are several tools that exist to "harness" the power of Twitter.

One of them allows you to search on a keyword like "house hunting".  You can type that in and see ALL of the Twitter users who have posted that they have been "house hunting".  Cool huh?

Another Twitter tool will aloow you to AUTOMATE your twitter messages.  What that means is that everyone you decide to "follow" who follows you back will get a pre-set sequence of messages from you.  YOU just have to set it up one time and then it happens automatically.

This tool is called TWEETLATER.com  Check it out.  It has a LOT of useful functions and once you set it up, it automates a lot of the Twitter "junk".

The KEY to Twitter is to turn it into a TOOL and not a TOY.

Using the tools that are available allows you to TARGET the people you want to follow and then send them automated messages that start a conversation with them, and then direct them to a site that you own that has a lead capture form.

I know... I know...  What's a lead capture form?

Mike, I know what a lead capture form is but I have yet to harness the power of Twitter =)  Will have to make time to check out your tips.  Sounds like it may be just what I've been missing.

Yes - I have gotten clients from Twitter - but not DIRECTLY from twitter.  I use twitter as a TRAFFIC funnel to send people to my lead capture pages.  Because the traffic is targeted ) I only follow people who have posted things on twitter related to real estate), everytime I do a post, i end up capturing new leads.

Thanks for your insights, Mike! I didn't realize that TweetLater could send a sequence of messages. Combined with real-time tweets, this could be an excellent way to leverage Twitter.
