I am right alongside you with this one.....the military have been a large presence in our state for many years and it's wonderful that they still have the opportunity to buy a home with no money down....one thing that is really great is that a disabled vert who is at least 30% disabled ...the funding fee is waived. That's even better!

Hi Lenn,I am guessing that VA sales are  going to become even bigger here in San Diego. Brian Brady is going to do a Webinar next week on it and as a REALTOR, I am going to back that up with a post on my blog site to help re-enforce the idea. There must be a lot of people that are eligible that are just not seeing the opportunity and maybe we can help that along.

Bill.  Indeed.  We didn't sell to military personnel here on 2-3 years assignments while prices were falling.  I knew they'd lose money if the property didn't appreciate.  But, prices are stabilizing close to the military bases now. 

William.  VA financing has always been my favorite.  I only know one way to write a VA contract,

Zero Money Down and All Closing Paid By The Seller.  It works.

Katerina.  The VA loan works for former military with eligibility too.  We use it a lot. 

Sally.  I could have guessed that the VA loans are important in your market.  Good for you.

I am working a lot sale right now that seems to be going nowhere on construction money yet the VA loan is fully approved on take out. My clients is a disabled veteran and are way frustrated that they can buy a existing home so easy but cant build there dream home.

Laura.  Construction loans have been very difficult everywhere for the past couple of years.  I have closed only one.  If the buyer buy a new home from a builder who owns the land and can do an end contract, that's one thing.  But, when the builder has to rely on the bank for financing the entire package, the banks are just not playing.

Katerina.  It appears that you have some homes in VA range. 

James.  Excellent.  I just closed one with 4.75.
