This Charlottesville Virginia Real Estate Market Report Townhomes will focus on the sales of townhouses in Charlottesville Virginia and Albemarle County during February 2009.
During February 2009, 11 Charlottesville Virginia townhomes had contingent contracts. The average list price was $244,673 and the median was $249,000 with an average DOM of 208.
8 homes had contracts pending. The average list price was $285,093, with a median of $274,945 and an average days on market of 80.
19 townhomes in Charlottesville Virginia and Albemarle County sold in February 2009. They sold for an average price of $263,728. The average list price was $267,070, with a median of $262,727. The homes were on the market for an average of 68 days and sold for an average of 98.75% of the list price.
Lets look at the sales of Charlottesville - Albemarle townhouses from the month of January for comparison purposes.
24 townhomes in the Charlottesville Virginia real estate market had contingent contracts during January 2009. The average list price was $229,926, with a median of $208,000, and an average days on market of 91.
3 homes had contracts pending. They were listed at an average price of $232,950, with a median of $199,950 and an average DOM pf 91.
In January 2009, 20 Charlottesville Virginia townhomes sold. The average sale price was $297,396. The homes had been listed at an average price of $286,394, with a median of $273,000. The homes had beed on the market for an average of 171 days and sold for an average of 103.83% of the list price.
There are currently 206 townhomes actively listed on the Charlottesville Virginia Albemarle County real estate market. The average list price is $264,276 and the median is $234,900. The homes have been on the market for an average of 154 days so far.
Lets also compare the year to date sales for this year as compared to the same period in 2008.
In the period ranging from 1/1/2008 to 3/7/2008, 23 townhouses sold in Charlottesville Virginia and Albemarle County. Compare this with 40 sales of townhomes in the Charlottesville Virginia real estate market during the same period in 2009. This represents an increase in sales of town homes in the Charlottesville Virginia Albemarle County real estate market of +73.9%.
Of all of the market reports that I have been doing this month the sales of attatched homes in Charlottesville and Albemarle County is the one area that has seen an increase in sales over the same time frame last year. Obviously this is an area of the local real estate market that buyers are comfortable buying in and also are comfortable with the pricepoint. While these figures are encouraging this segment of the market still remains in a buyers market. At the current rate of sales we have about 10 months of inventory on the market. This represents opportunity for buyers to take advantage of all of the choices that are on the market, prices are good, sellers still may be negotiable, interest rates are at all time lows, and first time homebuyers can take advantage of the First Time Home Buyers Tax Credit until December 1. This adds up to a good time to purchase a Charlottesville Virginia townhome.
