There were 99 active single family home listings, including short sales and REO properties in the week ending February 28, 2009 compared to 147 active single family home listings, including short sales and REO properties in week ending March 1, 2008.
Of the 99 active single family home listings there were 49 short sales, 27 bank owned REO Properties and 23 traditional listings.
There were 19 San Jose condos and San Jose Townhomes listed active, including short sales and REO properties compared to 29 in 2008. Of the 19 San Jose condos and San Jose Townhomes there were 5 short sales, 5 bank-owned reo and 9 traditional listings.
Ninety percent of the San Jose Condo and San Jose Townhome listings in escrow in this MLS Listings area were either short sales or bank owned REO. There were only one "traditional listings" in escrow for this MLS area. The trend in this San Jose Condo and San Jose Townhome MLS area is obvious. Buyers are focused on short sales and bank owned REO properties which are largely perceived to be the best deals.
