6 Charlottesville Virginia condos had contingent contracts during February 2009.  The average list price was $169,292, with a median of $156,425 and an average DOM of 221.

There were not any condos with contracts pending during February 2009. 

3 Condos sold on the Charlottesville Virginia real estate market during February 2009.  The average sale price was $129,302.  The homes had been listed at an average price of $133,300 and the median was $140,000.  The homes had been on the market for an average of 58 days and sold for an average of 97.0% of the list price.

Lets look at how February's figures compare with the condo sales from January of 2009.

2 Charlottesville-Albemarle condos had contingent contracts during January 2009.  The average list price was $155,000 and the average DOM was 36.

2 condos had contracts pending with an average list price of $127,450 and an average days on market of 95.

During January 2009, 3 Charlottesville condos sold.  The average sale price was $194,000.  The condos had been listed at an average price of $204,600 and the median was $214,000.  The homes were on the market for an average of 3 days and sold for an average of 94.82% of the list price.

Currently there are 142 Charlottesville Virginia condos for sale in the Charlottesville Virginia Albemarle County real estate market.
The average list price is $229,156 with a median of $179,175.  The homes have been on the market for an average of 185 days so far.

Lets also look at how the codo sales so far this year compare with the sales from the same period last year.  During the timeframe from 1/1/2008 to 3/7/2008, 30 Charlottesville Virginia condos sold.  During the same period in 2009, only 9 condos sold on the Charlottesville Virginia real estate market.  This represents a decline of -70.0% in condo sales for this year to date.

The statistics show us that the sales of condos are extremely slow this year so far.  The majority of the sales that we are seeing are in the lowest price ranges, particularly in the $100,000-$150,000 price range.  This appears to be the area of the market where buyers are comfortable at this time.  It could also be reflective of some of the sales of foreclosures that have come on the market.

Pam,

Great statistics. Charlottesville is a beautiful area and there's so much to see. I'm the AHS representaitve and am there quite often. There isn't a drive that is more peaceful than through the horse farms. Keep up the good work and good luck with the market.
