Ever wonder when you go to your brokerage's awards banquet and see some fellow agents cross the stage in the "top producer" categories?  You can hear the whispers and gasps as their colleagues around various tables try and figure out how these agents out produced them over the past year.  I personally have been one of those trying to figure out what they were doing and I wasn't!

These Realtors quietly go about their day making appointments, preparing market evaluations, showing properties, writing contracts and then collect their commissions for the month and do it all over again.  They are consistent, deliberate and driven to succeed! 

Here is how they are doing it...

Hard Work ethic is necessary to achieve anything in life,agreed?.  These agents recognize that they need to be self starters and are extremely motivated to get the job done each and every day.  They are exceptionally good at managing time blocks and moving from one business activity to the next!

Determination and drive is what gets these agents out of bed in the morning.  Where many agents see problems they see opportunity and a chance to create business for themselves.

Prospecting is the deciding factor between mediocrity and great success in real estate!  The practitioners of this discipline will out produce any one agent with a huge SOI (Sphere of Influence) hands down every time.  Guess what the top producers are doing???

Goal Oriented agents break down their goals from year to month to day and achieve it!  Instead of them being overwhelmed at the idea of producing 50 or 100 ends a year, they break it down into smaller bite sized portions.  Little goals achieved = Large goal accomplished

Focus on an aspect of the real estate business such as neighborhoods, waterfront, recreational, modular homes etc.  They decide to be an expert in a particular neighborhood and as a result it generates them continual referral based business. 

What you won't be finding these agents doing is standing around the water cooler all the time, or sitting in their office staring at a wall, or anything else that may distract them from achieving their goals for the day!

They don't hang around the water cooler, they make efficient use of their time, they think of work as a sport, a passion and they like people. They do not feel a recession, they see opportunity for folks who saved money and can not afford that place on the water that was out of reach last year. Good post!

Jason, I think it's a combination of things.  A lot of it has to do with your SOI, how people trust you, and will people refer you to others.  It's definitely not always those that work harder, but smarter.  You have to have connections, have to be persistent, and have to have a system, but most importantly - You have to have clients!  You can be the best agent in the world, but if you don't have any clients, nobody will care.

Troy - You are right it is a combination of things and agreed you must have buyers as well as sellers in your business plan.  My SOI commentary was directed at the mentality of agents that just rely strictly on friends and family.  For an SOI to be effective an agent needs to add new clienteleto it and that usually happens as a direct result of prospecting.  I appreciate your thoughts on SOI and thanks for your comments as I like the dialog aspect that AR affords us all.

Neither of them say to just take your time doing things....having goals, working hard, and staying focused are prerequisites.....

What a timely post.  I've wondering about this myself lately... and am working hard to get myself up the ladder.  The thing I have been doing over the past month is to actually ask people for their business.  So far it has been working!  Duh, who would have thought!

AMEN JASON! That sentence is the whole key. You don't make sales IN the office. You do it outside. Agents sitting at desks waiting for the phone to ring and talking at 10 am what to order for lunch... won't succeed.

This is an easy one. They have it all together. They manage their time and their business. They are too busy to gather at the water fountain to catch up on the office gossip. (they don't care - they are too busy making money) These agents are the bread and butter of the brokerage. They are the tough ones that let the crap from other agents - just roll of of their backs and they go right on tho the next deal. They probably only come into the office to turn in a listing contract or a contract and to the office meeting.  They are the ones to watch.

I think this is the direction we all need to go in.  If we work the business as a business, not just a place to go while the kids are at school, we will see the results.  I am amazed at the number of agents that don't work weekends or holidays and then complain because they can't make the numbers.

In my community the evidence is that many of these Top Producers were doing Real Estate Fraud and Mortgage Fraud.  How does an honest Realtor compete against these frauds?

great post.  I think what it comes down to is:  if you want to be succesfull in this industy, you just have to go do it.  The great thing about being in a commision only business, is that the sky's the limit as to how much you can make.  You just have to be willing to go out there and make it.

Jason your comments don't just apply to real estate agents it applies to everyone who works. Weather you are a bus owner, in sales, work in an office, etc this philosophy should apply.

Great post Jason! I teach a lot of courses on Home Staging at local realty offices and many of my students are new to the industry. I can always pick out the agents that are going to be successful. They ask a LOT of questions, are fully engaged in the discussion, soaking up as much as possible of what's being taught, and they come up afterwards to talk about how they can incorporate Staging in their marketing right away. These are not passive watchers, they are doers and that is what makes them successful!
