My daughter’s Girl Scout troop figured people out, but can it work in Real Estate?

Girl Scout Cookie Sales 2009I’m a little surprised that this worked, but my daughter’s Girl Scout troop was out in front of a store last Saturday, and in the first hour they sold 20 boxes of Girl Scout cookies at $4 a box. THAT IS IT, they were a little disappointed with the sales.

Then, one of the girls thought she would try something. Every time someone came out, they started telling everyone that came out of the store they were having a special.You could get five boxes for twenty dollars, but only for the next two hours.

Those 5 Girl Scouts in the next two hours sold 500 boxes! I was floored! This got me to thinking, what if I packaged houses to investors this way? Why buy one house for $200,000 when you can buy 5 houses, in this one weekend only special, for a million dollars?

Would they bite, because they think they are getting a deal? I have a condo project I’m working on and I am going to try it over the next couple weeks inviting investors to buy four condo units for the special price of only $600,000.

If it works, I promise I will be donating some of that commission check to my daughter’s Girl Scout troop as a thank you for the great idea.

Hi Todd... I actually encountered that once.  An agent who had a portfolio of several rental properties listed told me that if my buyer bought all 4 of the properties his seller would offer a "package" price for them which was $10K less that the list price.  I told him that if I couldn't negotiate more of a total discount than that on 4 properties that I would be telling my buyer to find himself an agent who could.  The girl scout cookies sound good... pass the thin mints please!

All of the sudden I've got a craving for thin mints.  Great strategy.  I've seen this done with the upgrades on new homes but I like the idea of packaged properties.

Kathleen - I certainly think we do, I've heard many of them talk about open thier own businesses including my daughter.

National Credit Fixers - I think once they sold that first set of 5, I bet you are correct, but wow, the power of suggestion.

Lisa - If you want some, we have a couple days left of open sales, I can probably get you a set of 5... One sale for $20!

Outside of the brilliant marketing piece, their attitude changing probably brought on even more customers.  Isn't it about presentation?  If you LOOK like you can sell some cookies then people THINK you can sell cookies.  If we ACT like we are positive they are getting a good deal on a property, won't the client FEEL that they are?  Of course, we need to be as ethical as possible but your Girl Scouts have it right as rain!

So my niece sells GS cookies.  One year, she got her church to sponsor her idea and sent out dozens of handwritten postcards letting all of her family, friends, her mom's friends, and so on know that for every 3 boxes of cookies they bought, she would donate one box to soldiers in battle areas.  It worked great.  She sold almost 5,000 boxes of cookies, not including the hundreds she ended up sending to soldiers.  A great idea, don't you think?  Now, how to spin that for real estate...

Don - When I was younger, I say a place sell out of those Black and Decker cordless drills because they sign said 'SALE - $19.99' but if you lifted the sale sign, the regular price was $17.99.

Barb - I certainly will, especially since I have my first showing on the multi units tonight at 6pm!

Michael - Why not, I didn't think it would have worked for the girl scouts, but they proved me wrong, very wrong.

I should talk RE in this post, but I am curious about a couple of things.  My daughter sells the cookies for $3:50, and they have never sold an amount like that ever.  They have given discounts and location is crucial, but congrats in the number of boxes.  I will not tell my daughter, as she will be dissapointed.  They work so hard on those booths.  Like the mail man, rain, snow or.... can't remember the rest.

Bruce - What cookies? I have caught myself a few times eating a whole box.

Steve - I am amazed though how fast they sold them! But, I am working on a condo sale right now with a bundle package. It may just have worked!

Shirley - That is why I think they should try selling a sampler box.

Fred - Depends on the size of the condos? But if it is for investment purposes, I've already made my decision.
