I don't know the Philadelphia market but, this home looks well staged and it seems to be priced well.
Great price - The home definitely shows well. But, will Abby the guard cat let you sell her home? I liked the granite and stainless appliances. It seems that this is now the standard in our market. It seem like in our market - even renters are demanding granite countertops.

Ryan - You are right, the kitchen is quite awesome in this home. And these types of kitchens are becoming more standard. The only risk could be the guard cat if she does not like the potential new buyers : )
