It's time again for Raccoon Valley Little League's Annual Fundraising Pancake Breakfast on April 27th 2013 to be held at Roosevelt High School 4419 Center St. Des Moines, Iowa! I just read this press release about how Keller Williams Realty went and paid their agents the loss of a normal commission because a competing real estate company was only paying a $1 co-op to the buyers agents on their listings... To me, that is one of the most jacked up things I have ever heard a company do...  Souper Duper Thursday was happening today at Keller Williams Legacy Partners in Shawnee, Ks.  On these cold winter days, Souper Duper Thursday is a day when an agent brings in soup for lunch and other agents are invited to share food and make a donation.  Our donations have recently been contributing to a scholarship fund to bring our Des Moines Keller Williams agents to Family Reunion in Dallas next month. I'm not a big fan of chain restaurants in general. So several years back when Cici's Pizza came to town it was no big deal for me. There were lots of ads announcing the opening and many mailers with coupons which I ignored. They were in town for about a year and a half before we tried it for the first time. We were out shopping one day in Haymarket Square on Merle Hay Rd and our three kids were ravenous. Our oldest chirped "let's go the Cici's Pizza!" as we drove by and our two others immediately joined in chorus. It just so happened that I had two coupons in the car for a free kids buffet with the purchase of an adult buffet, and our youngest being under three would be free. Downtown Des Moines condo sales have fallen hard with the nationwide real estate slow down a fact which was highlighted in a recent Des Moines Register article entitled "Stagnant condo sales plaugue downtown Des Moines" dated November 19th 2010. The article stated, among other things, that downtown sales were off 75% from their peak in 2006, that only 30 units had closed in 2009, and that 2010 was poised to be only marginally better. In doing a quick check I see that 2010 finished with 29 closed sales out of an inventory of approximately 111. For all you absorption rate folks that's a 3.82 year supply. We get some pretty good snow storms in Iowa and if you are a working person with a family it becomes difficult at times to clear the drive in a timely fashion. We're on our second child going through pre-school yet somehow or another I had never taken the opportunity serve a turn as a class parent helper. Well that all changed last week as I was the designated "Parent Helper" for my daughter's nursery school class at Plymouth Congregational Church. Our son had attended another program where the opportunity did not exist for parents to assist as "helpers" but upon enrolling our daughter Lena at Plymouth last year we discovered that they encouraged active participation by parents in the classroom on a regular basis. The school makes it easy to sign up by posting a sign up sheet by each classroom. "A rabbit year is quiet, giving respite after the year of the tiger."  If the ancient Chinese Zodiac is to be believed, this year will be a tranquil one. It certainly started out that way at our household, and that's just fine with me after the frenetic Christmas shopping season. In our household we've been blessed with three young children ages 7, 5 and almost 3. To a one they are imbued with seemingly boundless energy, creativity, enthusiasm and joie de vie. Having them all at home together has demanded lots of ingenuity on the part of my wife and myself as far as keeping them entertained is concerned. INCITE TO THE SHORT SALE TIME LINE I must get asked about a dozen times a day what is the short sale time line. Last night provided a good opportunity to head to downtown Des Moines with my new Panasonic Lumix LX5 to test out its night scene capability. The LX5 is billed as one of the most advanced point and shoot cameras available. Since its debut in August of this year it has been getting rave reviews. The LX5 is unique among many point and shoot models in that with the aid of a lens adapter you can use filters and additional lenses. The camera also has a hot shoe for attaching an external flash. Additionally it has aperture settings and a sensor that rival DSLRs but without the extreme cost and bulk. The built in lens will also go down to 24mm, alot wider than most cameras in its class. With the add on wide angle lens you can go down to 18mm. I can't wait to get out and shoot some new listings...

In the later winter this year I was contacted by Joanne and her daughter Sue. They had a smalll house to sell on the east side of Des Moines. It wasn't the first time they had tried to sell the home and I wasn't the first agent. The interesting thing about it was that for the first meeting they wanted to come to my office and meet with me first. That almost never happens! They were really sweet and nice and we had a good chat. I learned that this was an investment property that Joanne had owned for a number of years and felt like she couldn't take care of anymore after her husbands passing. Well, my bid for an open seat on the Des Moines School Board came to an end last night at 7:22pm when four of the six sitting members chose Felipe Gallardo to fill the vacancy opened by Margaret Buckton's resignation. The selection process started about a month ago when Buckton, elected in 2009, and her husband purchased a company that would be providing greater than $2,500 in services to the school district. This is the level of services which the district deems a board member to have a conflict of interest in providing if they are serving on the board. Buckton's formal November 1st resignation left an opening that could be filled by board appointment.
