Checking on their credentials and backgrounds before making a home-buying decision can help save a trip tp the court.

Choosing the right developer is an essential task for any potential homebuyer to consider to avoid possible scenarios where the developer cannot deliver units as promised.

Buyers should review a developers portfolio before making a decision. If the developer is new to the market area, buyers should take extreme caution. Check with your local Builders Association and better business bureau before proceeding.
If the project is offered by a new company with no track record of successful projects, the buyer should wait until the project is almost finished.

Consumers should be aware of a common practice in the property business. Many companies set up a new firm that is responsible for a specific project, partly for simplifying tax and legal issue. Meanwhile, some unscrupulous companies use this strategy to escape responsibility when things go wrong later on.

Therefore, many people refuse to buy into a project despite attractive prices, as developers usually launch a project at a promotional price and later increase prices of completed units.

There is also the chance that re-sale units are cheaper than the original prices. Always spend time to review the developer carefully.

Most Buyer agents have the information you are looking for. If they do not have the info, they have the resourses to get it for you. Better safe than sorry!!!!

As my brokerage specializes in new home marketing for builders, I would like to add as a comment that a lot of builders are going to be new to areas.  So many builders from all over the country are moving to our area because we still have a new homes sales market that is growing and our appreciation is still close to 20% per year in new homes. 

I require so much from the builder's I represent - including 100% satisfaction - I want quality construction and 100% punch work completed prior to closing and customer service if anything were to break after closing.  My business depends on their performance. 

When a new builder comes to our area and ask that I represent them, I research them by going to see their product where they are leaving and try to find homeowner's they have built for in the past. 

So, just because a builder is new to the area, please don't judge them - they may have moved because their markets are bad.  I would hope sites like these would allow us to find out about a builder's reputation in the area from which they came.   

Also, as to address the comment that builders will say anything to make the sale. If they say it, you write it down and make them sign it.  I do not represent anyone who makes a promise verbally - if you say it and mean it, you will write it down and sign it.............

Good Morning John, I have experienced (personally) a builder that wasn't paying for anything he purchased. We had a construction loan. We would make the payments when due. He used it for other things. We were in the clear. The various vendors could not lien our home which they tried to do.

Good Morning Brian,  Most of the local developers in Dutchess do have national track records. But there are a few that we do not know. I feel bad for the public that does not use a Realtor. One builder told a potential buyer that if avoided a Realtor they would be given a better price. This was after a Realtor had shown them the house. They did keep calling for advice. We just referred them to their attorney.
