I go by statistics, do you?
I just looked at the fourth quarter statistics for our area and it is very interesting.
West Chester has 3 zip codes. 19380, 19381 and 19382.
Here's a question. if there are 3 zip codes why is it that there are no statistics for sales reported in 19381, I have no idea.
However, in the report looking the last quarter of 2009 the prices of homes in 19380 are down 3.23% and in 19382 they are down 9.29%.
The average days on the market are 83 days for 19380 and 94 for 19382.
So, to conclude, the local area of West Chester is not in line with the north east area which as a whole is seeing prices down by 10%.
That's all good but still remains that is a GREAT time to BUY.
