When you are buying a home, whether you are a first time home buyer or it is a move up home you should get a home inspection.  Here is some FYI info about home inspections and home inspectors.

Qualifications - Do they belong to any National Home Inspector Organizations

ASHI - American Society of Home Inspectors, www.ashi.org

NAHI - National Association of Home Inspectors, www.nahi.org

NAHI PA - National Association of Home Inspectors PA Chapter, www.nahipa.org

Do they comply with PA Home Inspection law Act 114?

How long have they been a home inspector?

Are they licensed in the City of Philadelphia?

What is their background before becoming a home inspector?

Inspections -

A home inspection should take approximately 2 - 4 hours depending on the size and condition of the home.

Ask your home inspector what type of report they use?

Is it a computer generated report or an onsite paper report?

Are there pictures in the report?

When will you get the report?

The cost of a home inspection will range greatly depending on the size and age of the home.  Additional services like pest inspections, radon testing and water testing are usually additional costs on top of the price of the home inspection.
