Before you let your home go to foreclosure I suggest you speak with an attorney and your accountant for advice and then consider doing a short sale. I will walk you through the Florida Keys Short Sale process, step by step, and in most cases get your property sold while avoiding the foreclosure.

My services are paid for by your lender and I charge no up front fees. To begin the process I will interview you over the phone to better assess your financial situation to see if you appear eligible for a short sale. Next I will have you begin collecting the needed documents and I will contact your lender(s) to open a file on your behalf.

Most lenders will require the following:

GENERAL REQUIREMENTS FOR A SHORT SALE PACKAGE

From homeowner:

• Two (2) Years Tax Returns (include all schedules & all pages - Federal Return only)
• Two (2) Months Bank Statements (include all pages)
• Two (2) Months Pay Stubs
• Hardship Letter
• Personal/Household Financial Statement (FreddieMac Form unless otherwise indicated)
• Letter of Authorization

From Short Sale Agent:

• Purchase Contract (Include all Counters and/or Addendums)
• Listing Agreement
• Estimated HUD Statement

They have taken many trips to the Dominican Republic to serve the impoverished of that country and founded a non-profit corporation, Micah Missions, to raise money and awareness of that cause.
