So many times we have all heard horror stories about a Realtor who, while sitting in a home alone during an Open House, has had a confrontation with an ill-intentioned visitor. At best, it has been an annoyance and at worst, it has resulted in tragedy. As a staging trainer, I have told many students to be prepared and put safety measures in place while staging, to make sure they lock the doors and keep their cell phones with them at all times.

Well, last week, I realized how important it is to take my own advice. While staging a vacant home in a new build community I noticed a rusty van cruising past at an uncomfortably slow pace. It was near dusk and my assistant and I were trying to finish up after a very long day. I thought it was strange to see this dilapidated vehicle in a high-end custom home development but became increasingly concerned as the van came back by several times with the driver clearly checking out the property. I said something to my assistant who by this time had noticed the van as well. She informed me at this point that she had already taken our purses (with cell phones inside) to the truck. There we were, alone in the house with no way to contact anyone, as the realization of just how vulnerable we were dawned on us. There were no neighbors near-by as all the homes were in various stages of being built.

We saw that the guy in the van had parked in a cul-de-sac about 1/4 mile up the street. He was just sitting there. We quickly secured the property, gathered our things, went to our truck, locked the doors and left. My hands were shaking as I locked the front door and put the key in the lock-box. After calling the local police to report the suspicious van, we were a bit unnerved on the ride home. We both knew how lucky we were that day as the outcome could have been much different. I know my staging apron has pockets for a reason. The most important of which is to keep my well-charged cell phone on my person at all times. We just cannot become lax about making sure we are safe while working. Luckily for us, we have the opportunity to learn this without having to suffer what could have been serious consequences.

As the only Broker in my county that has had a Realtor in my firm tied up and robbed, I will repeat for you what I sent to all the Realtors in our MLS at that time.  I will never forget the gripping in my chest when I got the call from my office (I was with my son on his 16th birthday getting his driver's license) and so he had to drive to me the home and see what was going on.  I asked if she had been harmed and when I was promised that she had not I ask her husband be called to meet me at the home.

My agent was so fortunate in that she was tied up and robbed of jewelry (of which was recovered from a pawn shop much later) and seem to take it all in stride.  She was interviewed by television channels and the description she gave to a sketch artist help have the suspect arrested. 

What she did not tell is that she did what I had only the week before reminded all of my staff not to do - meet someone they do not know away from the office.  My email to the other agents basically ask that they remember the precautions necessary for your safety, if not for themselves but for their famililies and their brokers.

Trish, Great thing that you and your partner were aware of your surroundings. I site on-site and I always remind the other on-site agent to be aware of her surroundings and to always carry her phone. I make it a point to not let her go with anyone that she does not feel safe with. Thanks for the reminder.

It's really great that you at least had someone else with you.  I'm sure someone with bad intentions would much rather have one target than two.  Thank goodness for this little reminder with a happy ending, because it might make you more aware in the future.

It would be great if we did not have to consider such possibilities. Unfortunately, in this day and age it is something we have to continually be mindful of. Working in pairs is the way to go, and a cell phone is a valuable security device to keep nearby.  Great post.

Trish, my heart was pounding as I read this. I've been robbed a few times, once at gun point. Today I think I'm aware of my surroundings. But even last week, I was in the drive up at McDonalds and a man who had been walking up and down the drive came up and started pounding on my car! I was to scared to even hit the gas and go. Fortunately, the manager had just walked out holding a bag (I presume with lunch) the man took it and left. I had the ultimate way to move and get out of the way and I froze.

I am very lucky that my husband works from home and I can use him as my "assistant" at my Staging jobs.  He comes in handy moving furniture around with me, and I feel safe having me with me.

Trish - thank goodness you were aware of the van outside as you are right, the outcome could have been different.  I talk about Staging in tandem because it is more fun, which is true, but it is also safer!  Keeping your cell phone handy, and making sure that someone else besides your helper knows where you are - is key.  That was one of the first lessons I learned from Barb - make sure a spouse or friend or family member knows where you are and when you will be back.  Looking forward to Chicago!!!
