Frederick MD Real EstateThe monthly reports are out for Frederick County Real Estate. They are not looking up. We are down 26.9% over last year. That’s 72 less houses than last year and 150 homes less than 2005. Another way to look at these numbers, one in ten houses sold last month.

As a seller, what can you do to be part of the 10% that is selling? That is going to vary from house to house. Price range played a big part last month. If you look at the market share of the solds in Frederick County, the real estate with the most activity was priced $200,000 - $500,000 at 78% of the market. 40% of the market was priced under $300,000. This price range impacted the Median Price and Average Sales which shows a decline of . The sold price of the homes last month were originally listed 6.3% higher than they actually sold. This does not include any seller help which has become almost the norm for the first time home buyers.

So, back to the question, what can you do to be part of the 10%? First off, it comes down to basics; Price, Presentation and Location. Unfortunately, you can’t change the location, if your home is not deemed a desireable location. (i.e. Next to train tracks, power lines, landfill etc…) You will have to over compensate in the follow to help overcome the location. Basically, you control the way your house looks and what the selling price is. You need to step back and look at your house as a very picky buyer. Is there anything broken in the house (however so minor), how about your paint job (bold colors, sloppy work), carpet clean, is there too much stuff in the room? These are things you need to ask yourself. You only have one chance at a first impression. Price, you and your Realtor should discuss this. Keep in mind what the last house sold at…even if it was a foreclosure. That is your next appraisal comparison. Clean & nuetral interior, great curb appeal and Pricing aggressively will help you be a part of the 10%. That is your goal, right?
