I find myself, a week ago, sitting in the office.  I've secured an afternoon with grandma and grandpa for the most adorable little dude in the world (you can debate with me, but I will still insist he's the cutest). I've managed to clean off my desk and organize the conference room.  I've got a clipped stack of forms, including agency, representation, and a purchase agreement waiting to be filled out.  I'm sitting in my office chair, advertising my new listing all over the internet, and I regularly glance at the clock.

12:57... still

12:58... two minutes...

1:00.

Okay, so the buyers that signed up on my Growth Leader website, www.servingkanabeccounty.com, aren't here yet.  They're just running a little late.

Okay, I think this is the point where all of you real estate professionals will agree with me, 15 minutes is the point where you begin to get a little frustrated.  I began working on other things.

Pretty soon it was 2:00, and I can no longer attempt to convince myself that they are on their way and just running a little late.

This is the second time I've set up showings for buyers from Growth Leader, and it's the second time I've been blown off.  So what gives?

Are they just browsing, and not really serious?

Is it financing related?  Do I or Growth Leader need to better screen leads?  If we were to do that, how would we implement it without chasing buyers off?

I do know that I'm glad this is a free trial, because honestly, if I were paying for these leads, I wouldn't be very happy at this point. 

Tuesday brings a new couple of buyers for me.  We're meeting at my office at 1:00, and I will be explaining anything and everything about real estate to them.  They are first time homebuyers, and are very excited and nervous and scared.  I really hope it works out, because first time homebuyers are my absolute FAVORITE buyers.  They are so much fun, and it's a great opportunity to show them the value of Realtors.  By shaping this first experience, they will develop opinions and place value, and that is something every Realtor should be focusing on right now, for the future of real estate.

Hi Joslyn:)  I like Growth Leader - Internet leads in general do take a lot more effort to gain that trust, but I do get some flakey ones as well - I guess I see that some will and some won't whether they are on Growth Leader, the internet elsewhere, or out in my day to day life.  I like the opportunity that Growth Leader provides because of all the leads.

I love your background! It's so pretty and that little one is qTee pie. I don't really mess with online buyer leads from Lead Generation sites - the ones from my personal site always work best for me, but I LOVE my online seller leads from the two lead generation sites that I use.  Just keep plugging at it girl!  You're a tiger.

Hi Joslyn, I have a hard time understanding why someone would even set up an appointment unless they were serious about buying a home, and then not show up. I would at least call the agent to cancel or reschedule. Were you able to reach them on the phone afterwards?

Additional thought - working with online prospects is a numbers game. We know that in general they take longer to nurture and your success rate goes up as you capture more and more of them. Growth Leader is designed to not only deliver you prospects, but also provide you with tools that help you convert them into clients at industry-leading rates. Give it some time.

Courtney - I do enjoy all the leads, and statistics say that at least some of them will turn into something eventually.  It's just frustrating.  :P

Jess - Thanks!  The cool thing about Growth Leader is I have had one pretty good seller lead, but they haven't listed yet.  They are working on painting, etc., before putting it on the market.  Should be a good listing!

Jennifer - They didn't answer my calls at all.  I did see that they have logged into the website since then, though, which is even more confusing.  I'll just keep watching to see what they do.  The first ones that stood me up I did get ahold of, and he lost his job that morning.  That's a little more understandable, although frustrating when I drove 45 miles to a property, had two more lined up, and all had private sellers.  :-(

I can't help but be jealous, because some agents have had closings already from Growth Leader.  I just keep reminding myself that I'm extremely rural, so that makes it a little more time consuming.  I am still happy with the software and am having fun experimenting with it.  Thanks!

Did you require they meet you at a neutral location first, and not just the house they want to see? That is a suggestion I make for a couple reasons:

Safety- I do NOT show houses to strangers I have never met. I want a chance to let my gut-feeling do its work before I go to a distant place without any support. And it gives me a chance to call my colleagues or hubby with license plate number & description before going out to the house too.

Balance of power- Buyers have all the power and our job is customer service to some extent. But without boundaries like We Must Meet First, my epxperience is they tend to take advantage. Not that theymean to, but because there has been no opportunity to make sure everyone has the same goals and expectations.

Sorry- that is a bit preachy isn't it? Oh well, I am in caretaker mode today I guess LOL
