Residential

 

There are 140 active listings in Middletown.  For the month of April there were 65 new listings, 29 homes went under deposit and there were 26 closed transactions.  The average sale price was $279,955 and the median sale price was $253,250.  Homes sold for 98.51% of their final asking price and were on the market for an average of 65 days.  Compared to April 2006, the numbers are about the same.  In 2006 there were 25 closed sales, with an average sale price of $272,226 and a median sale price of $234,900.  Homes sold for 98.09% of their final asking price and were on the market for an average of 98 days.  Prices went up this year by 2.8%  and were on the market 33 days less than last year.  The absorption rate shows a 4.8 month supply of homes currently on the market.

Compared to the month of March, again closed transactions remained about the same with 29 closed in March and 26 in April.  The average closed price in March was $253,558, homes sold for 97.16% of their final asking price and were on the market for an average of 78 days.  Looking at these numbers it seems that real estate is improving in Middletown.

Condominiums

 

There are 62 active condo listings in Middletown.  For the month of April there were 24 new listings, 21 went under deposit and there were 20 closed transactions.  The average sale price was $150,435 and the median sale price was $155,000.  Condos sold for 97.24% of their final asking price and were on the market for an average of 62 days.  Compared to April 2006, again the numbers are about the same with 18 closed transactions last April, an average sale price of $149,181 and condos selling for 98.8% of their final asking price.  The only major change was days on the market where condos were on the market 35 days longer this April compared to last April.

Compared to the month of March, again everything remains pretty much unchanged.
