Thank you so much to those of you who viewed and critiqued the colorful walls on my listing located on my www.RealEstateShows.com virtual tour.  See the post and responses at: http://activerain.com/blogsview/97336/Opinions-Requested-on-Colorful.

Some of you suggested that I host a tour with other Realtors and get their comments. Guess what? I DID - on AR!! What better way to get feedback than from all of the professionals on this venue?

Okay, now on with my update:  I copied and pasted into an email to my seller (who is out of town for a few weeks) nine of the posts, verbatim. I told her that I belong to this fabulous group of Realtors and other Real Estate professionals who, at my invitation, had viewed her home via the virtual tour. I also added that I know she wants to sell her home and wants to get every bit of advice and other eyes to see her home and provide feedback. She responded with a thank you for the feedback and that she would repaint the living room and the family room. She's not so sure about the other rooms, but I think, as most of you do, that as SOON as you enter the home, that is what makes the best impression.

On another note, I think that when I or other Realtors view the photos on the MLS, some might be turned off and not show the home, or cannot convince their buyers to even look. On my website, anyone can see any home in our MLS, and of course, I feature my listings. Buyers who are browsing, are also less likely to call their agent or even me to see the home if they don't like the colors.

See what a good idea it is - to get feedback from other Realtors? We can tour "online." After all, isn't that what we each do anyway? We find potential homes for our buyers based on lots of criteria! I'm not sure if I would have forwarded the home to a buyer if there were others that had a cleaner, more neutral feeling! Thanks again.

Assuming everthing else is equal, losing the green should do the trick. Congrats on using this forum to get timely feedback I am going to steal the idea.

That is great news!  I thought the living room and the family room were the main ones that needed changed anyway.  I have not doubt that it will make a huge difference.  She may even thinks she likes it.  My clients with the mustard walls decided that neutral color was not so bad.
