I'm still doing 100% financing in the Great State of Texas!!! 

I got a call from a realtor on a deal we were working on together. She asked all of the usual questions about what I have done and what she could get for me to smooth this deal. Then came 'THE question".

"Is there going to be any problems with the "100% Financing"? <= I get that one a LOT!!!   LOL

What a lot of people do not understand is that the people who 'NEED' 100% financing are more affected by the recent tightening of guidelines than people who 'ELECT' 100% financing. This borrower could have put down 5-10% if they chose, but wanted to reserve their cash until their other house sold.

I still do more 100% financing for Texas Purchase Loans than any other deal. And there is nothing 'dicey' about them. Full approval requires an underwriter's review of income and assets, but the conditional approval is just minutes away with Automated Underwriting.

1. What type of loan is this? Conforming? Alt-A? Subprime?
2. What conditions need to be met in order for the borrower to get this loan?
3. Are the debt ratios well within lender's guidelines?
4. Has income been calculated?

I am sure there are lots more questions.... I bet 'ole Brian can think of some.... because I need to publish this and get back to work.

I can't remember the last time one of my buyers didn't do 100%.  I have a buyer right now who is thinking about going the FHA route, but the 100% My Community program actually makes more sense for them...

Curious how the public receives information from the media. I work for a large national lender. I had a real estate agent call me recently and wanted to know what she can do with her buyers that wanted to keep their cash and get 100% financing.

Because the news is all doom and gloom, that is just to get people to listen. The worst the scenario, the more people believe it. 

She thought that was no longer available. A large number of our purchases are still 95% or higher loan to value.

Ron... I think realtors can learn from Brian and his podcasts. At the very least, a realtor should take a 'Lending 101' course with their favorite lender. It will make them a better partner in the transaction.

I do 100% more than anything too - mostly conforming.  I don't see how a lot of these sub-prime companies are doing business anymore with their new 620 - 640 - 660 minimum credit score requirements!

really.... with all of the other tools we have.... thay have GOT to be hurting. I havent done a subprime deal in 3 or 4 months

first franklin rep says rumor has it.... 600 will be 100% soon

Tom - me either!  Last one for me was a cash-out refi back in December.  We had (5) AE's in our office at the same time last week - that was first.  They're getting HUNGRY!

I also heard that D-1 was doing the same thing, but their lender fees are HIGH!!  When one start, they all tend to fall in line.
