I have a rental listing in a seniors only community in Pembroke Pines, Fl. The rental is overpriced and, despite the recently rented comps showing the average rent that I've sent her, the owner refuses to lower the price. She doesn't really want to rent the premises to strangers.
But a funny thing has happened during the listing period. Since listing that rental unit, I've rented out two other apartments to folks that initially saw me on realtor.com as list agent for the unrentable unit. Further, one of these tenants, a charming couple moving from another apartment within the community, just told me that they'll recommend me to their present landlord as a list agent. These same tenants told me that they had initially called 5 other rental list agents before they called me...I was the only agent that called back! So, I'll likely not rent my listing but I've made other contacts & deals just by answering my phone & doing my job. Now, I'd like to get this kind of response from some of my sales listings!
