One of the problems that buyers face is getting their offer accepted.  The process of making an offer, presenting an offer and ultimately getting it accepted is more than sending the offer to a seller.

Sellers are just like you only on the other foot.  They have wants and needs.  They have feeling about the property you want to buy.  It is easier as a buyer when you do not have feelings about the home you are trying to buy.  If you are not a first time buyer and the home you are trying to buy is not investment or an interim residence, your have hopes, goals and aspirations.  Remember the home you just sold?  Was it easy for you to hear it wasn't perfect?  Sure you knew the flaws but did people really have to put them in your face?

One of the key methods of getting your offer accepted is listing your objections to substantiate your offer.  This usually means the homes flaws or updates required to make it what you want and expect for the money you are willing to pay.  Being vague only gets you a counter-offer back.  You do not have to hit people in the face.  Just like you knew the flaws of the home you sold the sellers know the flaws of their home.  Now here is a twist!  Things that you think are flaws may not be to someone else!  Yup!  the layout may be perfect for the family living there.  So if you are going to list flaws think them over and see if in fact the flaw is something that most people would find objectionable too.  If this is the case you probably have a defect worth noting.  If you have to make something up you probably are going to get a counter-offer back.  Use reason with solid back-up information that any seller can understand....you will have a better chance of getting your offer accepted.
