The good news is that staging has taken center stage, worked its way into known as an accepted concept for Home Selling in today's Buyer's market.

Staging has changing my business just like blogging did. I believe in this philosophy so much that I made it a business requirement of accepting listings to sell. Prior to understanding the concept, I thought that staging is decorating. Let me reiterate ... over 2 years later, of constantly repeating this concept over and over again in selling my Frisco TX homes, proving that staging works and staging sells homes faster,

STAGING IS STAGING IS STAGING. STAGING IS NOT DECORATING.

PS: Staging in Frisco Texas is not an option. Period. No furniture? No worries, we can rent those furniture for you.

Objective when a home seller sells his/ her home: Sell wall and floor spaces.

Staging has no intentions of "decorating" a home. It is about accentuating these objectives: your wall and floor spaces. Up-playing the awesome features of the homes so much that the minor imperfections of the home becomes immaterial. Yes, staging can do that.

So, what good would it do if you have a wall full with framed art of friends, family and vacation trips? The buyers become so focused on wondering whom you are or where you have been, forgets to notice the venetian faux walls the pictures are on. Staging goes beyond de-cluttering. It is showcasing the home, giving the buyers some imagination of what life could be in the home.

Placing a tall vase with even taller plants on the fireplace mantel can draw the Buyers' eyes up to notice how large and open the family room really is.

Setting a small reading area with a side table in the Master Bedroom corner gives the Buyers a sense of comfort in the bedroom. Don't forget the reading glasses. It really looks like the owners are using it!

Those closets that are full of clothes you haven't worn in years? Maybe while you are putting the house on the market, waiting for the sale to come through... just start packing NOW so you don't have to do it later. I like to give Buyers a neat and tidy impression of the Home Sellers. Somehow, Buyers infer since they take immaculate care of their closets, they'd do the same to the entire house!

Every home is a story waiting to unfold. That's why I love staging so much. Staging accentuates features of homes that quite honestly, some sellers have been hiding. I've been to homes where Sellers place their couch in front of the fireplace to stop kids from playing in them. It's quite a waste, actually. Guess what my advice was?

With staging, I've sold homes as fast as 1 day, in multiple offer situations and for full-price offers. Yes, all in this challenging real estate market that the Media is painting.

I have been turned off from staging ever since I was selling a house my brother and myself flipped.  We hired a stager and let her do her thing.  It looked beautiful until after we sold the place and saw that all of the pictures she had put up she NAILED into our beautiful new walls!  I couldn't believe she actually put holes in the walls we had been spending weeks to make absolutely perfect.  I haven't used a stager since...

Great post and photos to support! If the Buyers have an emotional attachment to the property- visualizing themselves in the home, doing there everyday things...then when it comes time to make that purchase, they'll remember the property that spoke to them!

Andrew - I'm sorry that you didn't have a good experience with staging. Perhaps there were misunderstandings in hanging artwork - which sometimes is necessary as a complete package to the staging work.

Hi Loreena, you've hit the nail on the head.You stage to showcase the features of the property for sale. I am meeting with a broker/owner today to be their in house stager. As you said, if the client wants to list with that company, part of the process is having a home staging consultation or the listing is not taken. Smart cookie that guy. Why waste time and money trying to market a home not ready to be seen. The bottom line of that company is going to look very different at the end of this year when it comes to the marketing expenses.

So many people don't realize that any old body can't just walk in and stage a house.  Moving bits of furniture around is not staging if you don't move it to the right places.  Staging takes a certain eye for what works in a room - not seeing what is already there but seeing what COULD be there.  It is definitely a skill that not everyone has.  Sellers are so much better off when using the services of a staging professional.  (Actually, so are the agents involved!)

i agree 100%. staged houses sell much quicker and for more money.  its so hard sometimes to get people to understand that they are not selling their home, they are selling a house.
