Standard Pacific Builders choose smaller square footage homes to market in the down market!

This is not news to us in the business that builders will choose to sell the smaller product during an economic downturn. Easier to sell. More can qualify. The consumer can always move up or out of the neighborhood or can they? That is a big question...That is a question I always ask my Buyers. Are you excited enough about this house to live here even for a long time?

I love to work with my Buyers who are excited to buy, who have been saving their money, who have that downpayment.

Saddens me, however, to see how much they will get for what they will pay...The downsizing of new homes in not yet established areas has been a bit disheartenning for those who have been in a new neighborhood for  a couple of years and were "told" by the builder that like kind homes in square footage and amenities would go in across from them. And that is now NOT the case.

Can't blame the builder for changing his plans. Can't blame the market becausee the market is just that----the market. Can't blame anybody that your home is now worth less because of what size homes are going in around you...

Just have to be glad you have a home that offers you the benefits and joys of ownership and welcome your new neighbors...You may be living as neighbors a lot longer than usual.

Not sure how it works in your area but here the developers put a minimum square footage restriction on each area. Everyone that purchases a home in that development is given a copy of these restrictions before they purchase.

Our builders are now sticking close to the 1000 sq ft mark, but developing basements to get more bang for the buck.  Seems like there is less of a market for the large homes now.

Gina:  It is one of the toughest, most difficult things for a moved-in buyer in a new home neighborhood to see the builder start building smaller, less expensive (cheaper) homes in their same subdivision.  What it usually does to their property values is just tragic.  I have seen it happen many times... and I feel so sad for these families.  Not a good thing.  I would rather the builder just let the neighborhood stay as is, and build their smaller homes elsewhere... until the market improves and the builder can resume building like-size homes for these folks... so their property values will not suffer.  Thanks for sharing.
