MySpace is not just for teenyboppers anymore.  Real Estate is all about marketing, and if there were a free tool available to you for marketing, why wouldn't you use it?  MySpace is simply that.  Free marketing. 

My husband is a rock radio DJ, and his target audience is between 18-34 years old and he has a MySpace for his radio show.  One day he had his intern calculate the median age of all of his "friends" on MySpace, and the number he came up with was 29.  He was shocked and at first had thought he was only marketing to his younger listeners, but now knows differently!

20-30 somethings are buying and selling houses too, are they not?  So why shouldn't we market to them?  How many people do you know these days that are over the age of 13 that have a MySpace?  I know LOTS.  It's a good place to keep in touch with friends you don't see often and share pictures and music.  Don't kid yourself and think only 13 year olds are on MySpace these days.

Before you became a Realtor, how many Realtors did you personally know?  I only knew one.  Many people don't know anyone who's a Realtor (shocking, I know!) and receiving a friend request on MySpace from a friendly face might be the push they need to contact you to sell their home.  I've gotten quite a few leads from MySpace.  I can even target people in various zip codes by adding friends in those zip codes, and I can even narrow my search based on age and many other factors.  I have over 700 friends on MySpace and I know many of them are going to have a need for a Realtor at some point, and if they see me posting blogs & bulletins about my services, who knows - maybe I'll be their next Realtor.

Check out this interesting blog about Marketing on MySpace.  My only question is, why not?  It took me about 20 minutes to set up my MySpace for real estate and its working for me.

I had a MySpace page prior to joining the industry. Once I joined, I deleted my MySpace page because I looked upon it as unprofessional. Since then, I have built a new MySpace page devoted solely to my business.

www.wannanetwork.com is the "MySpace" of business.

Interesting.  Never thought of that.  How do you drive peole to your myspace?  For the searches you are talking about do you send off advertizing info to them or just invite them to joint your myspace and hope they stay long enough to check it out?

Any site that will help you promote your services in a professional manner is a useful tool. I would just advise users to have their page be both personal and professional, while making sure the personal (pics, blogs etc. ) depict you in a positive light.

As one of the original 1,000 people on Myspace when I was in the music business, it won't bring in business, but it is fun and will help brand. Although I did buy flooring from one of my online friends there.

I would begin by crating a basic profile. Then, invite those within the farm areas you wish to work. Keyword searches for potential friends are available on top of homepage. Meantime, you can also customize the page, there are many free resources.

Start with inviting real estate agents, there are at least a thousand I can think of who would be happy to add you as their Myspace friend.

Liane-Great post.  I know many people who are afraid of myspace.  I am not one of them.  I have two profiles one for business one personal.  I have touched base with my son's friends there.  Guess what, they are ready to buy or just about to.

I'm om myspace under myspace.com/rockstarteam ....I plan to use this outlet too! It's a free tool and it does not take alot of time to set it up. Youtube is another outlet too!

Great Post!  I have a personal myspace page and a "professional" myspace page.  I look to add new friends that are between usually between 25-35, newly married or engaged, trying to get first time homebuyers.  I post articles in my blog geared to first time homebuyers.  So far, I have one soft lead, but a bunch that read my blogs, so hopefully when they are ready, I'll come to mind.

Why not, exactly...MySpace is another tool for another market and it is free! I know a few professionals that use Myspace to promote their businesses and they are both over 50, but know it targets that younger market. Craigslist has worked for a lot of agents as well.

Hi Liane - thanks for sharing this tip.  I truly had only thought of myspace.com as a place for kids, since that's what I seem to always hear about it.  I'll give it a second thought and check it out.  One of the agents I work with has a site on there, but then again, he's really young and of the mindset I had associated with myspace.  I don't know if he's gotten any real estate leads from it, but FREE always is worth looking into.

I have a myspace page and blog about real estate.  The only people who have wanted to add me were men - after looking at their profiles, I decided to turn them away.  I'm an Xer, but I don't get it.  I don't want to spam people, and I don't want men looking for a good time.  I want real estate leads.  I must be missing something or doing something wrong.  I look foward to hearing more about how you get leads.  Sherry

I have a myspace page for online marketing for other ventures not only for real estate.  It really gets a lot of exposure and there is a lot of traffic across the page.  If you join some of the groups and make comments and post, it will increase the number of people that view your page.  I like how easy it is to set up and once you do just leave it alone unless you go in to add to the blog.  I have gotten some leads from there and also found a couple of friends that I lost touch with after high school.

Thanks Liane for sharing this opportunity.  The only thing I can say is that we have Googlebase, Yahoo, Craigs List, Zillow, Backpage, Oodle, Vast, Edgio, LiveDeal, Propsmart, Vast, Sellsius, and on and on.  Where does it all stop?  I think every Realtor that embraces all these sites is going to have to have a department that only posts to all these sites.  Supposedly sites like Postlets allow one to write one ad and Postlet will post to several sites at once.  The problem with this is that not all sites allow the same number of photos and all have a specific twist about them.  Makes one wonder where this is all going. If we are going to post to all these sites when will we have time do what we are supposed to do....sell real estate?

The median age of MySpace users is getting older all the time. I show professional salespeople and realtors how to market themselves and MySpace is one of the ways. My associates are using the bulletin feature to sell products and services. MySpace is cool!

For those of you that asked how its doing for me - very well.  I have a couple "leads" in the works that may convert.  As for how much time is spent - I use a friend adder program so not much time is spent, only when I have messages to answer.  Yes WannaNetwork is the myspace for agents but I am talking about marketing to customers, not to other agents - and MySpace is where the customers are.

I've used MySpace for a couple of years simply to keep in touch with my Youth kids. It's been a great resource for that but I'd never considered using it to market myself. I may have to re-think this now. You've made some good points. Thanks for sharing!

Yes, there are creepy weirdos on MySpace.  But there are also a ton of normal people like you and me, ready to buy and sell.  It's worth dealing with a few weirdos to me to meet the normal people who don't know any realtors and now are asking me questions and convert to customers.

I've already got one that converted to a listing.

I have had a MySpace for about 6 months now, and use it as another link to my website and place to post my listings. Most of the friends I attract are in real estate. I have had a couple of the creeps, but I just delete them. I will check out your MySpace though to see how you are marketing for real leads. Thanks for the post.

I guess anything that you can brand yourself for free is always good! Branding Branding Branding! seems to be the key. "http://www.wannanetwork.com/is the "MySpace" of business" looks like another great site to be on! There's a site called www.olx.com that's free also to put your listings on.

This is a great post.  I have a myspace page, but it is more of a personal page.  My wife and others post all kinds of things on there.  I was thinking about creating a new page only for Real Estate.  I want to make a page that can lead clients to the places they want and always putting myself in front of their face.  I need to make a page that keeps them coming back for more.  Something that is new and fresh and inviting.  What tips can you give me that would do all of this?  I really appreciate all your help.  Earl " The Pearl" Sorrells  efsorrells@aol.com

I agree!  Any available resource that you can use to get your name out there is beneficial, especially if it costs nothing out of pocket!  I have had a MySpace profile for a while now.  I've toyed with it a bit where I had started with a personal profile, then recently changed it to a business profile - now I have both.  It really hasn't done much for bringing in business directly to me thus far, but it does boost my visibility. 

More recently, I have often helped others with the creation and maintenance of their business-oriented and .org MySpace profiles as well and I really enjoy it!
