Just heard word this weekend that an Occupied Home Staging Project that The Stage Coach helped with has gone under Contract! With Two back up offers!
On this project, The Stage Coach met with the owners, and they agreed to a Written Consultation back on January 19th. On January 26th, we delivered a 15 page document outlining the attention required in each area of the house, what items to keep, and what items to move to storage. The owners went right to work primarily, cleaning, decluttering, painting and some minor repairs.
On February 8th, The Stage Coach returned with a truck full of some accents and artwork to dress up the work they had completed as well as a bed for their spare bedroom to complete the room.
The REALTOR waited for the home to be prepared (she actually asked The Stage Coach to confirm with her when I thought it was ready), took lots of great photos, and priced it appropriately. As a result, the exact numbers, provided by the listing REALTOR: 28 days to first offer, and 33 days to Pending! [MLS # 5797920]
The owners agreed to provide The Stage Coach with their expenses so we could produce a white paper on the project. Total expenses for the owners for Staging, Paint, Preparation, Repairs, Storage Unit, etc: Around $600.
