So you want to get a "deal", a "bargain" and in your eyes, that means a SHORT SALE. 

Be prepared for many things 1) rejection, 2) long waits, 3) rejection, 4) hard work, 5) rejection.

There it is.  Short sales can be a great opportunity to get a wonderful home at below current market value AKA a "deal".

The thing is, the majority of short sales are listed by agents who haven't the foggiest idea how to make a short sale transaction work - how to get them to closing.  So... if you want to buy a short sale, you need to connect yourself with an excellent buyers agent that knows and understands exactly what a listing agent can (or can not) and should (or should not) do to close a short sale transaction.

Hi Christina - You are spot on with this post.  Unfortunately there are many people out there who have no idea how to process a short sale.  You certainly stand a better chance if at least the buyer;s agent can help you navigate through the ones that will never close and help you to make offers only on those short sales that have a chance.

Marlene - Short sales are SO different now than they were 5-10 years ago.  Problem is, all to many people think there are things you CAN do and just don't get that it's different... an big example is that even if I get a "number" from the bank - I still market the property at what it will sell at.  I can't tell you how many agents will list so that the bank nets "$$$ amount" and the property never sells.

I've only ever had 1 bank actually give me a number and we closed the deal at 8% less than that number - I just supported my entire listing process - price reductions - local market news - and offer received with a strong BPO - and they didn't order a BPO through me - but I did one anyway (I always do if it looks like we are going to have a problem).

Great post.  I was fortunate enough to get to have an agent seek me out to help show her the ropes on a short sale.  I think that shows a lot of professionalism on her part to admit that she needs help and I was happy to walk through one with her.  We'll see how it goes.  I would advise agents who still need to learn short sales to find an experienced agent and co-list one or two with them before going it alone.
