There are 4,180 active residential listings at the current time. At this rate of sales, this home inventory would last 18.6 months.
Clark County Washington fortunately had an increase in sales in February of 2009, but it is still behind compared to the pace set in February of 2008.
Having said that, when I compared February 2009 with February 2008, closed sales dropped 23.5% and pending sales were down 15.7% New listings dropped 25.9%.
Solds: The average sale price for February 2009 was down 9.6% when compared to February 2008, while the median sale price dropped 9.1%. But, month to month, the average sale price and median sale price are both up when compared to the January levels of '08 and '09.
