Tips to homeowners to assist them in making informed choices on kitchen and bathroom remodeling.

As homeowners begin remodeling, they'll want to make informed decisions on which projects will return the highest valuations when they decide to sell. Historically kitchen and bathroom remodels have proven the strongest money makers for a home valuation. 

Following are tips on key issues to evaluate before remodeling a kitchen or bathroom.

Inspect all kitchen appliances: sink, range, garbage disposal, dishwasher, oven, microwave and refrigerator. Newer appliances often take more space. Consider expanding the kitchen space to accommodate new appliances.

Take a close look at the ventilation in the kitchen. A kitchen should have a fan system to keep smoke/cooking aromas from building up and causing fire alarms to go off. Consider installing a fan or a window.

Look closely for water damage in and around the shower and bath tub, focusing on cracks in ceramic tiles or warping and rotting in the flooring. Often water damage may require you to replace the flooring.

Run water and flush toilets, listening for chugging drains and running water. Evaluate whether the toilet flushes properly or if the sink fixtures leak. Any problems could signify that the plumbing is not operating functionally or that the fixtures have worn. When remodeling, have the plumbing checked and fixed before installing new fixtures.

You also need to check for adequate electrical service and if it is up to local and modern codes. ?

I just wish that the kitchen and bathroom weren't the most expensive things in the house to upgrade!!

I just made some improvements to my Kitchen and bath.  It is hard work, however, my wife and I are both very happy that I did it.
