TODAY I MADE A BUYER REFERRAL TO A FORMER HOMEFINDERS.COM AGENT. 

A conversation with an associate broker of a major franchise this morning reminded me of just how
hard we work for our buyers and the contributions that "HANDS ON" real estate practitioner make to our
buyers, sellers and our industry. 

NETWORK WITH GOOD REFERRAL AGENTS
This is the same former Homefinders.com agent who is now an associated broker with a national
franchise who contacted me about watching the 60 Minutes piece last evening.  She was interested
in my take on the broadcast after seeing that it turned out to be an infomercial for Redfin.

I trained this agent over the past 5 years.  She's smart, hard working and understands her
job. Our conversation reminded me of the reasons we are paid what we are paid and how hard we
work to earn our fees. 

REFERRALS ARE NOT ALWAYS EASY TO HELP
I called her this morning with a buyer referral for a lovely lady who is:
* marginally qualified for the area.
* has marginal credit that will need repair for about 3 months.
* has little in savings and would need 3% under FHA.
* is qualified for only small homes in the area where she needs to live.

HELP WITH A SMILE AND A LOT OF KNOWLEDGE AND DEDICATION
What did the agent that I called say about this "marginal" referral??

"Thanks Lenn.  It won't be easy for her, but I've had good results recently with a new program
offered by XXX Bank.  She should qualify for the program with all closing paid.  If she needs to be in
the area you mentioned, I know some town home communities there that are priced very well and
I've been getting good prices and closing help in there."

Now, I realize that this was not the greatest referral I've ever made.  It's in the $200K price range, which
doesn't buy much in our market.  However, the agent to whom I referred this buyer knows that she also
gets very good referrals from me, so far up to $900K and ours has been a very good broker/agent
now broker/referral associate broker relationship and she will work VERY hard to help this buyer. 

GOOD REFERRAL AGENTS ARE TO BE APPRECIATED
From these types of relationships, consumers, buyers and sellers, are getting good caring
service from experienced agents who know the financing, know the area, know how to get
things done and are glad to do the work to get the "marginal" buyer in a home. 

Buyers may be able to see homes for sale online, but they cannot, ever, get the kind of caring,
dedicated help buying a home that this lucky lady will enjoy with my wonderful referral agent.

Redfin, eat your heart out.

LENN, Absolutely, I interview several before I make the connection for my clients moving. I probably will do it less on RE/MAX now and more on activerain, since I know people from other states and cities better here, than a referral network.

Lenn:  you are absolutely right.  This is where 60 minutes really missed the mark.  I work very hard for buyers -- I work with buyers that other agents don't want to work with because they take a little more time. -- It is well worth it because I get a lot of referrals from these buyers.  Redfin can never do what good agents do -- it is too bad 60 minutes didn't interview you!  My word is PASSION and I am passionate about representing buyers and assisting them to find a home -- even if it takes some work -- lots of hours of work!

Lenn, I make it my job to become my clients' friend. I work till late to make sure my clients' needs are met and if they need a referral I look at my network and find someone that has work ethics like mine. None of these 5 hours per deal stuff.

Were I an agent, just from what I've learned about the professionals I've come to know on the'Rain - I could direct them to someone in almost every part of the country without hesitation!
The Codgers Exactly.  Redfin sells cheap fees.  We sell superior service. 


Missy Caulk - The RE/MAX agent on that piece was not like the RE/MAX agents I've known. 

 My word is PASSION and I am passionate about representing buyers and assisting them to find a home -- even if it takes some work -- lots of hours of work!
Joan Whitebook - Giving home buyers good service IS hard work and it takes experience to know what, when and how to perform those services. 
Not to worry.  Our buyers appreciate the job we do for them and I have NEVER had a buyer or seller complain about the money I'm paid.

I always marvel at how real estate is compared to travel agents.  In  no way is what we do comparable to planning a trip for a week or two.  We listen, hold hands, lead, put out fires, defend, protect and advise.  Sometimes the client isn't even aware of what we are doing on their behalf.  It's not about commission, it's about meeting everyone's expectations and making things work.

Lenn - good post and you are so right about all the things good agents do that can't be done with just an online company.  No way - no how!  When I've made referrals, I always call and 'interview' the agent I'm thinking about using.  If I don't get good feelings, I find another person to call until I do get those just-right feelings and responses for that person I'm referring.  They came to me for help, and I owe them my very best to do just that - help them as best I can.

Lenn - Yep, couldn't do this online. Even in our "online" society, people want the personal touch only a human can provide.

I've used AR to find agents for several clients, including my parents.  You get a pretty good look at a person and where they're coming from if they are active on this website.  I felt secure with each referral I have made.  Yes, a good agent is worth their commission.

Lenn - good post and you are so right about all the things good agents do that can't be done with just an online company.  Ann Cummings   Thanks Ann.  I have sold a few "sight unseen properties" and it's just not the same.  Even with the sight unseen properties, the out of area buyers, need "eyes and ears" here.

Agreed- Ar is an excellent source of referals, bothing giving and receiving them. We can reach out and touch someone thousands of miles away!  As always Lenn, a quality piece.
