Opinion on Real Estate Teams?

Teamwork is prevalant everywhere you look in American society.  The major sports are team sports.  Teamwork is emphasized in college education.  Teamwork is a major topic of questioning when interviewing for a major corporation.  Teamwork, is of course, also present in Real Estate.  Realtors sometimes operate as individuals (like myself) or in larger teams consisting of 7 buyer's agents, 6 listing specialists, 5 transaction coordinators and a partridge in a pear tree!

Who's right?  Is one model definitively better than the other?  Let me list some of the key criteria when working with clients and give my suggestion as to which may be preferred....

KNOWING your client - As an individual agent, I work with my clients through every step of the process.  If they are trying to sell and subsequently purchase a home, I will have intimate knowledge of their likes and dislikes.  Within a team structure, this is certainly feasible, but not guaranteed as the client may get handed off between team members, or specific team specialists.  Edge - individual agent.

AVAILABILITY - How ever devoted the individual agent is, at times he/she will be busy with a client or in a closing.  Once in a while, they may even be on vacation!  They can always refer the client to another agent in the firm, but....  With a team, accessibility should never bea problem!  Edge - team.

PROFESSIONALISM - A somewhat vague term to define.  Some individual agents aren't worth a dime, some are mega producers.  Same goes for teams and various team members.  Edge - toss up.

Now folks, I really didn't pick these three criteria so we could end in a tie.  Feel free to suggest others.

My main point is, in the world of Real Estate I have and continue to work as a sole agent.  Of course there are lots of teams out there.  What are some of the opinions out there?????

Great blog something to consider when forming a team.  I work as a partner with my brother.  Keeps it simple and organized.

I am at a point in my business that I have to make a decision to form a team, or to stay solo.  I have hired a marketing director which has worked well for me.  I like dealing with my clients personally, but do see advantages to having a team (such as getting time off)

We have teams in our area that receive negative comments from their clients. Apparently they've grown so big, that they don't give the same level of service, attention that clients get from one individual.

I too work as an individual agent, although my plan is that when I become too busy, I may take on a team member rather than referring clients out.  I think that if you carefully choose who is on your team, you could keep client satisfaction high while still having a personal life.  The team model is attractive to me as well for the reason that more people involved means more experience to offer.  Different team members may have ideas that I hadn't yet considered.

this is something that i would like to learn morea bout because i am still kinda new. i'm working alone right now but what exactly happens when agents team up? is there a process involved? are there responsibilities delegated? what happens?

Dee - In AZ, i think you are required to let your broker know that you are officially a 'team'.  Not sure if the DRE needs to be notified.  As far as responsibilities within the team - that is to be determined by the parties involved....

I am considering teaming up with another agent. I'm interested on exactly teams are run. Expenses, commission splits. We are not married so it is not a family set up. Anyone with helpful info would be greatly appreciated!
