The important things in life should be handled by those trained to do them.  Life is short and you do not have time to learn to do everything in order to have it done well.  You don't build your own car, most people don't homeschool their children.  It's usually a good idea to do the things that you are good at and hire someone to do those things that they are good at. None of us have enough time to do everything that we want to do.  Hiring a Realtor to handle your real estate jobs gives you more time.

You often will get a higher price for your house.  I'm talking net here. A broker that does a cma and keeps an eye on the market can help you balance price and time on the market for your property.

Your broker can save you a lot of hassle, handling all of the calls of curious people that do not intend to buy your property, pre-qualifying shoppers and in general just be the filter between you and the world.  This again gives you more time and less hassle in your life. You have someone hired to handle the "lookie loos" and at the same time recognize serious buyers.

Your broker is probably in a networking position. They may receive buyer referrals from other brokers and companies that you as an individual with a fsbo will not receive.

They are accustomed to handling the contracts and paperwork that go with selling and buying a home.  They have done this over and over, experience counts.

A Broker knows who to call.  They have database filled with "who does what" which can save valuable time when in a crunch.

When you are ready to hire a broker, ask friends and family who they have used and if they were happy, ask them why or why not.  Check out the broker's website.  Email the broker and see if they respond back.  Call them and visit with them. 

AND PLEASE hire a Realtor.  They have signed on to a code of ethics and have resources available that can help you as a seller or as a buyer.
