Ut Oh Not A Rant... I'm Afraid So

Well the time has come once again to allow a rant to escape my usually positive approach to life!  This is directed to all you agents who continue to show properties after the listing expires then get an accepted offer and relist the property as "Back On The Market" without noting the accepted offer (at least in member notes).  

Frustration

Listing Agents, please note that I have nothing against you listing this property so you can get credit for the sale but when you re-list or re-new a listing there are a lot of potential buyers out there that may be looking for that type of listing.  It is extremely frustrating for a Buyers Agent to send out a listing to a potential buyer and have them like it.  They of course are frustrated when I have to tell them that this "new listing" has an accepted offer.  They begin to doubt that I am doing my job and they sure as hell start to think the whole industry is a mess.

So next time you get an accepted offer on a property that has been off the market please let us know it clearly in member notes so we won't waste our time or get our buyers worked up for no reason at all!

Paddy - you are so right. I have had clients find listings on-line that are not availble, or still show active, but are not really active.

I know that there are a lot of reasons why it may appear as a new listing but actually be under contract or pending, here are a few

  • The company processor hasn't changed it in the system
  • it is in the attorney review stage
  • the agent has both buye and seller and just says it's off the market so they get the sale to go through
  • laziness
  • incompetence
  • ignorance
  • Just a plain mistake!

In our board if you re-list and have it sold we can immediately show that it is pending.  That may be an option for your board.

I think that would be a great option.  We normally have a timelag between accepted offer and pending of up to one month so notes in members section can help if that is not an option Connie.  Thanks for stopping by

Paddy - mostly, in this area, agents don't change the status until closed and it is very frustrating to find that properties are under contract, especially those that are listed as vacant, show anytime. We have the capability to enter eithe an under contract or Active-call agent status, but most agents don't update that here. They want continued showings and back up offers.

Paddy good post.  I am a listing/buyer agent so I see it from both sides but it does no one any good to have frustrated buyers.  thanks for the post good info to keep in mind.

I hate that! This rant was very much appreciated on my end. In my area our agents usually do a pretty good job, but sometimes it does happen and it's very annoying. Great rant!

I hear ya! In our board, if a property expires, and is then relisted with the same agent, it is suppose to go back in as Back on Market. You are not suppose to enter it as New unless it's been off the market for 30 days. But not a day goes by that I don't see new listings that should be BOM.  I wish there were some rules about changing the status to pending or at the very least Back ups Requested. I think agents avoid doing that because once it's pending, no one will show it anymore. I just wish there was some consistent way of enforcing all the rules we're suppose to be following. Some times I think it's everyone for themselves....and the rules are made up as you go.

Can I get an AMEN SISER?! Thank you for posting this! So true. Stats are important, but this is ridiculous. The last thing I want my buyer to do is think I'm foolin around about a specific property!

Paddy, way back in the early 90's I had a problem with this.  An agent working with a buyer brought in an offer and I had to call them to say it was into contract, which made her non to happy.  Since then we have the members notes in MLS that they should note it, if it is truly under contract we have to have it in there per MLS, plus when they call for an appointment the admin. person should know.  I can understand if you got an accepted offer over night or in the morning before the showing... All the agents need to play role reversal to see it from the otherside, then they will understand.

YAY Paddy, It is perfectly ok for you to rant a bit, especially on this subject. I monitor the MLS daily and have had this happen to me more than once. I agree with your take completely!

It is frustrating to have to explain this situation to buyers Mike.  I guess the problem is all over.

I have listed properties too and I know you want to continue to show but when it is coming out as a new listing or suddenly reactivates buyers get excited and then are disappointed You are right it is not good to upset them Vanessa.

Most agents do do a good job Lisa.  It is frustrating when something slips through the cracks though.

It is still a problem if it pops up on the hotlist without explanation Sue J.  I appreciate the listing agents position and I don't mind calling for status but when it comes up as a new or updated listing it is sent out to those looking and they think they have a chance.

HI Paddy, its very frustrating to all ...  luckily here we have.. PB, pending taking backup... then P, for under contract not taking backup, and S of course Sold...  so there is absolutely NO REASON for a good agent to not change the status once a contract is executed.
