The inventory of Detached homes for sale in Reston was 106 homes active on the market as of the 15th of May 2007 with new contracts (for the 1st 15 days) running at about 35 a month.  Consequently, the absorbtion rate for these homes is about 3.1 months on the market.  Detached homes appear to be selling off at twice the absorbtion rate of Condos and slightly slower than Townhomes in the Reston area.
