"Full Service" means different things to different people. To some it may refer to the number of services offered, while to others it refers to the level of service provided. I believe that most consumers perceive full service as a promise of quality rather than a statement of quantity.
A full service realtor will require a higher commission than flat-rate providers. However, more often than not, the expertise and extra work that a full service agent provides is worth it.
What differentiates a full service realtor from other real estate agents?
A full service provider values education and are continuously staying on top of market trends. You will recognize them by the letters of accreditation on their cards; GRI, CCIM, CIPS, etc.
Shellie Hollingsworth of Hollingsworth & Assoc. with Keller Williams Realty Select Partners in Canton, GA is the perfect example. A former school teacher, Shellie holds her GRI (Graduate Realtor Institute) and ABR (Accredited Buyer Representative) certification and serves as President of the Cherokee County Women's Council of Realtors. Shellie believes that "'Together Each Achieves More'...so she has surrounded herself with the best in the industry, who help to consistently grow the business and provide new levels of service and exposure!"
A full service provider will communicate with you at least once a week. They understand each client's preferred method of contact and have a steady system for keeping in contact.
According to Terri Coulston, an Atlanta Realtor® with Harry Norman, "Full service agents are able to meet the specific needs of individual buyers and sellers. Services are offered ala carte and are specifically tailored for each client." Terri adds that registered Realtors® are required to complete ethics training and abide by an established and enforced code of ethics.
A good indicator of the quality of service a realtor or brokerage is the company image. A full service company has clear cut guidelines for professionalism. They tend to attract associates who are the cream of the crop. The signage and marketing materials are professional and well-presented.
The longevity of the realtor/brokerage relationship is a good indicator of a full service provider. A realtor's ability to weather economic cycles speaks volumes.
A full service agent will be able to provide each client with a step-by-step agenda. This systematic outline lays out the process and sets realistic expectations. They are capable of counseling sellers and buyers throughout the course of negotiations.
Most notably, a full service realtor keeps a list of qualified referrals on hand. It is imperative that the concierge list is up to date with people and businesses that are reputable and reliable. A comprehensive concierge list will include a building contractor who is licensed and insured, a home stager and/or home decorator, lawn maintenance, cleaning service, title company, insurance company, mortgage lender, moving service, and a full list of utility providers.
