When you have a seller that ignores simple advice and it causes a custody battle between them and the buyers; do you tell them " I told you so." or  do you pull your hair out of your head?

Once upon a time there was a Seller that had a beautiful chandelier that was given to them as a wedding present from the parents of the bride. They made it clear that they wanted to take it with them because it had sentimental value and they could not part with it. They were instructed and advised by the Agent to remove it and replace it with another one so it would not be an issue for negotiation. The Sellers felt it was too much work to remove it and rather just make sure it was stated that the chandelier was not included.

The good Agent follows what the Sellers want to do in spite of the good advice given. Several showings later, a full price offer appears! But low and behold- the offer is including the chandelier that dear mom had given for a wedding present.  The Agent presents the offer to the Sellers and they say with discuss, " I thought we said that the chandelier was not included?"

The Agent explains that yes it does say in the listing it was excluded, however they fell in love with it and they are asking for it anyways. The Agent knows from experience that people always want what they can't have. The Agent make a suggestion to the sellers to offer another chandelier in Lu of the current one and a simple explanation to why the exchange to the buyers.

The buyers are presented with the counter offer from their Agent with the exchange idea. The buyers want that one and that is what they want.

So tell me Real Estate pros- what would be your next move in the custody battle?

Maureen, So it goes.... I'd have the sellers see if they can find out where the gift came from so they can buy one just like it. It is a beautiful piece.

Been there done that same situation... The sellers agreed to give the buyers a lighting allowance is how we handled it

It's up to the sellers.  They now have to decide how important that chandalier is to them.  Is it important enough to tell the buyers "too bad?"  Or could they replace it for the right amount of money?  Your job is just to support them whatever they decide.  If it was my light, I'd keep it and tell the buyers to deal.

Seller a "house" is a business transaction.  You're not selling your "home" or you'll be too emotional.  They need to decide if they can put a value on it and just move on.  Will the chandelier look good in their new house?  If it was excluded from the listing, not a problem, but if the buyers are willing to pay an extra $1k for it, I don't see why it can't be replaced in a new house.  I don't have every gift I've ever received in my life.  Sometimes it's time to move on from them.
