I’m a curious fellow. A question I always ask my real estate associates when a transaction comes into play is, “Where did your client come from?”  Traditionally it was most often one of three ways.

      1. They know someone I know.

They ride the bus to work with my neighbor. They socialize with a friend. It was a recommendation based on my good treatment of a prior client. It was someone from church, volunteering, a relative, a friend.

2. It was through my marketing.

“I’ve been working this ‘area’ diligently for sometime now and they gave me a call because they saw my flyer, postcard, ad, sign, or open house.”

3. They found me online.

They found me via my company, read my blog, or found my open house online. They see me on ActiveRain, Facebook, LinkedIn, or at a Biznik event. We’re in an online networking group and share an interest in cooking, cars, golf, or travel.

 

Once upon a time #1 was very different from #2, and #3 didn’t exist. In fact #3 is rather recent and it has only really come into play in earnest over the past five years or so (even though it’s been around for more).

#1 happened because you lived and participated in a community, neighborhood, school, or fraternal organization. You were known and real estate is what you do. If someone had a need, chances were good (or at least hopeful) that they came to you, or were recommended to you. That’s passive.

#2 came about because you had vision and a plan and you worked it faithfully. You had a goal in mind. You intentionally made yourself visible while prospecting for those that had a real estate need. If you did your job well you found the 1% or 2% that had a real estate need and they chose you (instead of your competition) because you were there, had the right message, style, personality, and presence. You are proactive.

Time went by (along with a lot of blood sweat and tears) and you stayed committed and learned your craft. You practiced great customer service day in, day out, even when you didn’t feel like it. You noticed clients and prospects moving from group #2 to group #1 and your referral base began to grow.

A great achievement for any professional, right?

So what happened? Did something change?

Yes, very much so. The lines of distinction between #1 and #2 not only blurred they melded and fused together. #1 and #2 didn’t go away (and don’t forget that realtors!). But #1 and #2 are now super influenced by #3. In fact most consumers no longer make the distinction where one begins and the other ends. 

Why?

Because we all changed.

#3 is the new #1 influencer because the consumer (and that includes us) adopted search (online) as our primary first or second action step towards goal/life fulfillment. We also broadened our social net to include more people into our lives and our decision making process than every before known on the planet in any time that ever existed before now.

 I use the term ‘consumer’ loosely, thinking people use online search for many things other than purchase… We also look for answers. We look for facts, love, friendship, ancestors, religion, science, art, music, and history. We seek out people with common interests. It’s not always just about the purchase. Yet, in almost every single case it leads to, or is tied directly to, something to buy.

What happened?

The internet not only redefined local, (a monumental and wonderful accident), but as searchers (surfers) we are engaged in the pursuit of knowledge. We’re looking for stuff… real estate, coffee pots, a new car, a great vacation. We’re self educating.

The consumer is driving the market. They’re fed up and tired (just like us) with the old methods that we see crumbling around us daily. It matters far less where we are on the planet and so much more about what we have to offer and share. Distance is no longer a barrier. The old platitudes fall away. It’s not about control, domination, scarcity, hording and controlling. It’s about abundance.

Because we’re actively engaged and in pursuit, we do not want to be sold anything. Yet the result of our search is often about the want or need to buy something. When you Google anything you get at least 1,798,354 unique hits. So what do we do? We immediately begin to eliminate. Not you, not you, not you, nor you. Searchers want a reason to be pulled in. They do not want to be pushed. That’s why internet marketing is passive.

I’ve talked to about 700 realtors through lectures, presentations, roundtables, and networking events since the first of February. I asked them, “Where did your last client come from?”

In short and overwhelmingly so the verdict is

The answers included #1, #2, and were dominated by #3 (and profoundly so)… The internet was inextricably involved at every point along the way. It didn’t matter if they knew you, knew someone who knows you, they were your neighbor, a relative, or friends of friends. Every conversation we had, we could not separate the internet from the equation. Even from the non believers.

I'm asking you to help me with my research… “Where did your last client come from?”

Mine came from the internet, but not thru my efforts! A mistake was made by a fellow realtor in the office when posting her open house on realtor.com or another site. The home was listed as open on a particular weekend, when it wasn't. The interested parties were at the home, wanted to see it, then called the number on the sign. I was on floor time, showed them the house, they didn't like it, but we developed a relationship. Yesterday we did inspections on the home they are buying!

So, internet it is.

Rene: My business is built on referral. I don't really garner any clients from the internet. I market to my database and they either use me or refer me to their friends and acquaintances. I agree that for some clients, the different sources have kind of melded together but for me, I hope that personal and professional referrals will always be my #1 source of business.  Personally, I can't ask for a better client than one who was referred to me because they were told what a great LO I am.

From the get go, you already have a different kind of relationship with that client that is beyond what I get the first time I meet/speak with a prospect from my farm area or from some one calling from my internet marketing.

Being 'on' the net makes us easier to find, to talk with, to research.  An online presence also boosts your credibility in the market.

I just had a quick look at my sales and new listings for 2009 and 60% reached me via the internet so far.  That is up from 30% in 2008.  That internet is powerful stuff! 

Most Realtors in my community are not very web savvy.  I know when I talk to my co-workers I can't seem to convey to them how important it is to have web presence.  They kind of nod and agree, but not one of them has done anything about it.  They understand that perhaps they should have a website... but blogging?  What's that?  And of course they don't have time to check out Active Rain (or perhaps they don't have any interest).

Referrals by way of Facebook has been very powerful for me.  I've started a few new buyers this week by way of Facebook.  I've used Facebook email this past week more for business than personal.  That was a first for me.  It's friends making referrals and introductions by email - sometimes while they are still having dinner with them and pull out their Facebook (on cell phone) to zap me the email.  The lines are blurred and a broad Internet strategy works!  I'm now getting sizeable traffic to my blog at www.myuranabode.com which I didn't get until I invested the time to make it happen.  And I'm getting clients from my blog.

Of the last four clients, two were from ActiveRain, and two were from referrals. Three of the four are committed to building green. The other is a referral from one of the referrals! And from that, I expect to get a local listing. Good story on that one: At a sustainability workshop I was introduced to a newcomer to the area. We chatted, she shared her future plans with me and that her mom would be selling in the near future. Later in the day she called me over to show me her notebook in which she keeps contacts, news clippings, notes from meetings and more. "I knew you looked familiar," she said as she turned to the page with the two-year old clipping announcing my designation as EcoBroker Certified.

With the changing economy, we had to change with it.  Having all the listings wasn't working.  I couldn't control what the buyer was buying if I wasn't in charge of the buyer.  I started calling on large corporations who would drive my business in depth - in other words focusing on those who would give me more than one buyer/seller during a certain period of time.  Companies included moving companies, oil/gas companies, medical, personnel companies, etc.  Our service became the best including staging, rehabing the property before and after, adding discounts at furniture companies, appliances companies, carpet companies and on and on.  We focused on ADDED VALUE!  The days of waiting on ONLY the next referral from a friend was over for us.  We have become pro-active and focusing on a few instead of hundreds of calls a day.  Our focus is paying off.

My last was from a former co-worker.  I've had a newsletter e-mail campaign going to my sphere since I got my Real Estate license in May 2007.  It finally paid off, with a listing.  I recently got my e-Pro certification and have a web site with the listing as the feature.  The home was listed on March 1 and we had a contract by March 8,  WOW!    The internet is definitely the future for real estate.

My last client was a past client, returning to me for the same professional and care and love I gave them the last time around! Most of mine do come from referrals from previous clients.

I am however finding an increase in internet referrals. Just recently an agent from another state found me via internet. She said she selected me to send the referral to based on my unique website and what she could learn about me prior to contacting me. These kind of referrals are not only financially rewarding, but also just make us all feel great!

My last client barked at me, welll at the their dog did. A dog wondered up at my house and was barking at my dogs, a shouting match one would say of dogs. The pup had a collar so i called the strange number on it. Just to my surprise, the out of town owners were on I-26 traveling and stopped for whatever reason and the ye ole doggie jumps out and runs and runs and runs and stops to bark at my house. They came quickly to get the dog in which i expressed the 3 foot rule, which is tell everyone what you do 3 foot around you. Bam got me some NEW dog lovin clients !

Well, not to surpricse anyone, I did my numbers for last year a while back - and 55% was internet based in some form. About 30% came from SOI, this includes leads from past clients. The remainder was referrals from other realtors.

Good morning. My last four Clients/ Contacts/ Referrals [this month] came from all different means;

1st was from the 'contact me' page of my Realtor web site http://www.StevesGulf.com Not regarding one of my Listings, but from the Client doing an Internet Search of the area [Listings and posted photos]- from there I contacted the Client, preformed a Custom Search based upon his Requirements, e-mailed my findings [with my thoughts], narrowed the field, took and e-mailed additional photos, and 'walked' him through the property while on the phone. The Results- a satisfied Buyer and Waterfront Property Under-Contract.

2nd was from an out-of-State Couple calling on one of my Listings while driving through my unique Coastal Community http://www.GulfHarbors34652.net Though my property did not meet their needs, I was able to conduct a Custom Search and provide them with available properties. I scheduled showings and provided my thoughts. The Results- a satisfied Buyer and Waterfront Property Under-Contract.

3rd were the Parents of a Friend's Friend [both live within my unique Coastal Community on Florida's Gulf of Mexico  http://www.GulfHarbors34652.net . It involved one of my Listings that I felt was a good value. The Results- a satisfied Seller and Buyer and another Waterfront Property Under-Contract.

4th- not yet contracted- was a request for additional information on my Newly Constructed Waterfront and Gulf view Condominium http://www.SeaViewPlace.Info by a local Attorney for a Friend of his. The Results- Quality Service Provided [again]

For the record I should mention; besides Marketing Re-Sales within MY unique Coastal Community http://www.GulfHarbors34652.net[for nearly a decade] I also Represent the Local Waterfront Developer and [all] his New-Product. My Broker [and her Agency] has been in what 'became the Community' since its inception... some 30+ years ago. Prior to this, I was associated with two of South Florida's Largest [and most successful] Waterfront Developers, and have Lived Florida's Waterfront Lifestyle since relocating to Florida [from the Palisades of New Jersey] in 1984 where I was raised in a Family owned 'high-end' retail environment.

OK OK... Y'all are blowing me away! I just got home. I did this post way too late last night and was up really early this morning to drive from Seattle to Portland, 150 miles each way, to be at the RMLS Tradeshow... (a future blog). I can't thank you enough for your participation! You are all awesome and I am deeply moved.

We're in a new age. We're in it together. I'm the kind of guy who is driven to be in the moment. My passion is to live in real time. Where are we, where were we, and where are we going, is a large part of my passion about life. (If you haven't guessed, yes, I am a Pisces.) I've been contemplating and working this one experiment, a research project, for a little over a year. I was wondering how to conclude it and had a 'stupiphany' the other day (like duh). "Pose the question to your friends on AR to get the most up to date feedback to conclude." Awesome is an understatement, you handed me everthing on a platter, and I thank you.

I know and practice good netiquette... and I have been oscillating between your generous responses and my guilt all day for not responding sooner. I've been driving most of the day.

MAY I ASK YOU ONE MORE FAVOR FOR THE DAY...

Remind me never to ever blog to Active Rain, late at night, when I think I am writing to myself because it's late, and when I have to be up at "O-Dark Thirty" for a road trip.

Guess that makes my blog point... "Pull me in... don't sell at me!" And, community is everywhere...

My latest listing is an office referral from a year ago. My most active buyer was an internet lead. And the most recent buyers came to look at the outside of a house they saw on the remax.com site - I was there showing it to my buyers. I asked the couple if they had a realtor (no), would they LIKE a realtor (as I handed them my card), and she called me 2 days later! I showed them the house a couple of days ago, they're meeting with their bank tomorrow...and we'll go from there!

Great artical! I love getting info from Active Rain. A mortgage broker I work with (Bobby Lyon) turned me on to the site. I get most of my clients from email. The sources are our website which is fourriversrealestate.com and realtor.com. Most everyone that contact me have visited these sites. Real Estate is a goal I set for myself. I have wanted to be a realtor since I was 10 years old. Finaly got my licence after becoming a grandmother! (LOL). Took my courses online. So how does that tie-in to your artical?

Our last client came from a combination of all three. She was a friend from way back that we hadn't spoken to in years. She was referred to our group online that we use for marketing. She liked what we had to say (she had other realtor friends) and chose us when it was time for her to buy.

I have a very small niche of sailboat waterfront clients, folks looking for home on the deep protected water or near a deep water marina. My last client came from a national sailing magazines print ad. All others come from my website or e-tour marketing. Actually I am always surprised when someone tells me how they found me if it is not my website, because sometimes it is a real fluke with no rhyme or reason but that is the Internet for you.

The house I listed yesterday was a combination of things. I was the listing agent when this buyer bought it, and it's waterfront in my neighborhood. She knew me by reputation and she like the way I had marketed it when she found it originally. She loved my MLS write up, but I'm not sure if she originally saw it on the internet or via her buyer's agent. My current internet marketing was definitely a plus in getting the listing.

I listed 6 waterfront lots last week that was the result of a meeting I had to list some downtown condos two weeks ago, because of my www.PortCityCondos.com website.

Having said all that, most of my listings come from repeat and referrals, but that is because I am serious about doing a good job, which includes a lot of good internet exposure.

So, any way you look at it, it is all connected.

Mine came from the Internet, but it was a buyer looking in Realtor.com and wanted and agent with the designations. He had an unpleasant experience with a disappointment in a fall contract so it was important to him to find a responsive, experienced agent.  So the ABR, CRS & GRI education and certifications do work.  This is my 3rd referral this year coming from those designations!  He just tuned right in to my site www.vickihelpsu.com and really gave me the once over to determine if I was his agent - and he phone interviewed 6! (Some that were referred from friends)

The majority of buyer leads tend to come from referrals from local people who know me or have used me  in the past.  As a realtor, former web developer  and educator, most people in the area know I have an extensive technological background and trust that I can find them the info they need in todays tech saavy marketplace. Also the Weichert Lead Network generates leads from mostly out of state buyers and supplements my local network of buyers. I also actively target first time homebuyers and do homebuyer workshops which increases my first time buyer base.

Mine came through the internet which seems to be the most effective one! Although, the "3 ways" you mentioned above could all be helpful, in one way or another, to everyone who is in the business of Real Estate or Real Estate Staging, which I belong to, depending on the client's choice and situation!

Closed a deal last night on a client who I worked with at my first hight school job over 20 years ago!  She left the area and when she decided to move back she saw me in the Homes Magazine and looked me up.  You never know where your next client will come from....

Most of my clients from from the Internet and I send out my newsletter 6 times a year, Yesterday I sent out my spring newsletter, which is Getting Your House Ready For Spring. All the things that should be done in your Home, If anyone wuold like a newsletter send me your e mail.

Being an investor I have "We buy houses" signs on my truck, van, and electric car. This is a huge lead generator.

I practice what I preach and do buy the same product I sell to others

Anything I don't buy I sell for a (usually) grateful client.

My wife and I decided this year to ask this simple question to anyone we encounter and everybody we know: "Could I ask you a favor? if you know of anyone, just anyone who wants to buy or sell a house would you pleas pass my name and number along?

 The idea is to see how many pieces of business would come from 1,000 of those questions. we started on January 1 2009. We have asked so far about 140 times that question. We have ONE buyer into escrow and another is out looking. That is where my last client come from.

Most of mine come from past clients referrals. I am working on my website http://www.AlanGrizzle.com to get better placement. At one time I sold a lot of homes from my website. I plan on picking that back up.

I want to share where my two most recent clients (one buyer and one a seller) came from. The buyer was referred to me by an owner of a  listing (which I got from a mailing)  and my most recent seller called me because he recieved a post card from me. Snail mail does still work!

Interesting post. My partner and I closed the last two from past clients. We keep in touch regularly through newsletters, phone calls, etc. We have one in escrow with a referral from a lender and about to open another which is a referral from a friend. We are amping up our internet exposure and will be interested to see where our clients of the future come from.

Once again, "ask your AR family and you shall receive"... I can't tell you all how helpful this is. It's going to take me a few days to compile this to see how it compares with my findings over this past year. I'm working on it and hope to post these stats soon. I have some serious number crunching to do!

I sold a house to a client four years ago, and he called me and wanted me to list his home since he was moving out of town.  We are closing on it next week.

My last clients to become pending actually came via a very old school way...a lady who I serve on my schools PTO with.  However, the clients I am actively showing right now have all come to me via my marketing efforts and directly from my online presence.  They all go together and I don't think any can work with out the other anymore....great post!

Buyers I'm working with now came from a referral from a past client (I always love those, since I get a referral and a pat on the back at the same time).  Other Buyers right now came directly from affiliate marketing on the web, as did two of the Sellers I have listed.  Oh yes, the Internet works, and will never, thankfully, replace relationship.

My last client is in the military and was referred to me by his shipmate, who I showed some rental houses to - he didn't end up renting any of those, but thanked me by sending me someone who wanted to purchase a home!

The first client responded to me via Craigslist - it's usually the place I get most of my business . . . although early April I'm closing on a property and my father's company is the seller.  It's been strange doing business with such a close family member!  However for the most part it's been positive.

Very interesting!  I just went through my last 4 settlements (all buyers) - 2 came from Desk Duty; 1 from our company's website; and the last one was my son's girlfriend.  Of the 6 I'm working with now, 3 are my husband's co-workers; 1 is a friend of a friend; one is a lead from my MarketLeader.com account, and my Dad is listing his house since my Mom just passed away the beginning of the month.  One interesting note - one of my husband's 3 co-workers actually contacted me after he found me on ActiveRain!  (I guess through him using Localism?  Don't know; I must remember to ask him!)  So he actually is a true "Morph" of #1 & #3!!!  Fascinating one, isn't it?

I went back and view my last three closings.   Two were past clients and one was a referral. Looking back for the past year most where referrals and past clients.  It pays to stay in touch!

Paula: Thanks for the stats, more and more the morph of 1 and 3 are coming in. Sorry to hear about mom. Mine passed away 10 years now. I still think of her a lot. She was a bundle of energy, had a passion for life, and a dear friend.

Thanks all for sharing... I've been off for a week. My oldest daughter Tawnya got married this past Saturday in Joplin, MO. We had a great time. They're the Brady Bunch now... Tawnya has a daughter and 2 sons, and Jon has 3 boys!!!

I should have the results up this weekend. I'm having a lot of fun compiling these stats. My intuition is pretty close with a few variations. I'll double check my numbers!
