We have heard the phrase over and over again, "all real estate is local."  The statistics for one area may not be the same for all.  Prince William County is a perfect example of how a generalization about the entire 338 square mile county may not be true for your specific neighborhood.

Looking at different zip code areas you will see differences in sales statistics from Feb 2008 to Feb 2009.  For example if you look at the Bristow (zip code 20136) you will see that the overall sales volume is down.  Yet drive across the county to Woodbridge (zip code 22192) and you will see the sales volume is way up.

As a buyer or a seller you need to concentrate on what is happening specifically in your area of Prince William County and in your specific neighborhood.  Even a zip code can cover a wide range of neighborhoods and a big difference in the type and style of homes that are selling versus those that stay on the market for months.

So whenever you read a market report remember the phrase "all real estate as local." Lou-in certain neighborhoods there are deals to be made.  Each buyer has to decide with guidance whether this is the right time to take advantage of the lower prices and interest rates.
